My friend and I stayed here for 3 nights and absolutely loved it! The location couldn't have been better. Super close and walkable to everything on the Royal Mile and close to a lot of restaurants and stores. Also very close to the Waverly train station (although you have to climb/go down a lot of stairs, or walk around a fairly steep hill). The ammenities were great! The staff were all very friendly and we really enjoyed our stay. Would definitely stay here again when I inevitably come back.

Stayed here recently as apart of a 2 week stay in Scotland. Location is right on the Royal Mile, excellent to be able to walk everywhere and return without having to travel far if a mid day break is needed. The room itself was decently sized, beds were large and comfortable, bathrooms were quite clean and roomy. Breakfast is continental, with a variety of options to choose from (though if looking for more Scottish options, this isn’t it) - though be wary breakfast is a additional 13 pounds per breakfast and isn’t included. Staff were very friendly and courteous. Even along the royal mile, which can get loud throughout the day and night, the rooms themselves are nice and quiet. Overall, a great stay and look forward to booking in the future. Thank you to all staff at Fraser Suites!

⭐ 1 out of 5 — Very Disappointing Experience at Fraser Suites Edinburgh I am extremely disappointed by my stay at Fraser Suites Edinburgh on the Royal Mile. The experience was nowhere near what was advertised or promised. First of all, the room was not clean. There was dust everywhere — on the windowsills, lampshades, kettle, and even the towels. You could literally see dust floating in the air. The bed and floor had random hair, which clearly shows that the room was not cleaned properly before we arrived. The room we were promised was supposed to include a kitchenette, but all we got was a microwave and a mini-fridge. The online photos are extremely misleading, showing bright, modern, spacious rooms, while the one we received was old, tired, and poorly maintained. Even the bathroom fixtures were faulty — the shower tap was stuck and had to be fixed by maintenance before it could be used. This indicates a lack of regular upkeep and attention to detail. For the price they charge, which is comparable to Marriott or other five-star hotels, the overall quality, cleanliness, and maintenance were far below expectations. I would expect much better from a property that presents itself as a luxury hotel. The only positive aspect of this hotel is its location — right on the Royal Mile, which is convenient for sightseeing. Other than that, there is very little value for the price paid. If you care about cleanliness, comfort, and accurate representation, I would strongly recommend considering other options.

I think I've left, like, 3 Google reviews in my whole life. But this hotel was really so good that it needs a review. The staff are amazing . So eager to help. The rooms are nice and clean, the shower has good water pressure, the location is just amazing , but it's still pretty quiet. Definitely a place to stay if you're in Edinburgh. This American cannot recommend it highly enough

Really nice hotel room with great views across the city and in an excellent location in the Old Town area. We really enjoyed staying here and the staff were pleasant and the hotel felt quiet, in terms of no noise disruption during our stay. The only reason we haven’t given 5 stars is that it would have been useful to have had an extra toilet roll to ensure there is enough for your stay (as we felt a bit awkward asking for one) and we felt that the breakfast, although nice, was not good value for money. At £15 per person per day, we did expect a cooked breakfast included, but it was only a limited continental with an additional cost available for hot food and this wasn’t really made clear during the booking process. However, despite this we really enjoyed our stay and would happily stay again and recommend this hotel to others (just not the breakfast as we could have found a cooked breakfast for less money at a local pub or cafe).

I try not to give hotels too much credit for location because it's largely subjective, but for first time visitors to Edinburgh, the location is excellent and was my main factor choosing it. It's on the north end of Old Town so New Town is easily accessible as well. It's pretty special to be able to step out and see St. Giles' cathedral or The Scott Monument after just a few steps. The deluxe "apartment" room was spacious enough and had nice amenities. Minor complaint: The tub is quite high-walled and steps down to a lower level upon exiting (be very careful if you have mobility issues). Also, the tub controls were quite confusing. Specifically, it seemed like there were two knobs for temperature (?), and you had to know to just keep turning the small upper knob to activate the wand head (not intuitive at all). The soap dispensers are too low so they end up taking space away from the tub. Also, the tub is only half enclosed by a glass door so you have to be very careful not to flood the floor. Honestly, my biggest complaint is that they have Nespresso machines in the room and the lobby, but they never had any pods. We were there for six nights, and they never got any pods in. I was told on the first day they were expecting a shipment later that day. Five days later...nope! Also, are wash cloths rare in the UK/Scotland? We felt lucky to get four of them the entire stay as if they were highly coveted or something. There are small things here and there this place could improve upon, but overall, I am happy I stayed here. It was a great base from which to explore Edinburgh.

The Suites is great. Old building with modernized interior. The main floor is the third. Our room had three windows all facing the same general direction with somewhat limited views of Edinburgh but not really obstructed. Mainly slate, stone and metal rooftops and neighboring buildings. It's an interesting microcosm of the old and new in Edinburgh.

We stayed here for four nights for our honeymoon. The location is fantastic, we were only a 5-minute walk to Edinburgh Castle, and steps away from shops and restaurants. The Scottish National Gallery was also a short was down the hill, and the location of the hotel made it easy to drop off things that we bought throughout the day. Unfortunately, the first room we stayed in had wasps that were flying in through the open window. Maintenance stopped by and did an inspection of the window, and pest control was called. We were moved to another junior suite, which was a bit smaller and not as nice as the first, but the helpfulness of the staff and readiness to assist us made all the difference. The complimentary breakfast included toast, croissants, eggs, bacon, sausages, cereals, and various juices and jams. Everything was cooked well and tasty. Even though our trip got off to a rocky start, the staff at Fraser Suites really came through for us and helped save the day. We'll be keeping them in mind when we plan our next trip to Edinburgh!

Just returned from a fantastic weekend in the capital, staying at the Fraser Suites. Location is perfect, just off the Mile, 3 minute walk from the Castle and the Dungeons and loads to do in the surrounding area. Staff were fantastic, very helpful, especially Chris who sorted a few issues we had when we arrived regarding our suite, very professional and courteous. The rooms are spotlessly clean with daily housekeeping. The little kitchen area is brilliant for meals in and very well stocked with crockery, cutlery, pots etc. Would definitely recommend the adjacent restaurant, August 37 for eating out.....best burgers in town.
