DO NOT TRUST THEM!!!!!! I booked a room with their free cancellation policy and paid full price. I had to cancelled it, 8 months before the date. I did not receive the refund they promised. They replied to my message first but did not respond after several days. They said it takes 5 workdays so I waited. Now itβs already two weeks I still did not get the refund. I tried to call them but the calls went into voicemail. VERY DISHONEST. Do not book this accommodation. I hope everyone sees this comment. I will not withdraw this until they pay me back.

Beautiful building, it's a shame that areas are left unfinished. The beds were very comfy, which was a bonus. Curtains not adequate for the window and a small hanging space.Only one small bath towel per person, no hand towel or extra towels. And just one tiny travel hairdryer, does the job but takes forever to dry your hair. The furniture in the room was mismatched and sadly didn't give the room the potential it could have, which was a great shame. The ensuite was clean but tatty, and we were given one toilet roll (only received an extra one, when we asked for the room to be serviced) When the room was serviced (by request on the door hanging note card) we had a refresh of toilet roll, milk and the bin was emptied, sadly the beds had not been touched. Breakfast was a delivery of a paper bag of a warm unsliced baguette, a wooden knife and spoon, lidls yoghurt and jams, sliced cheese, crackers, orange juice, banana and a bottle of water. I'm not sure I would class this continental. Very convenient for buses into the city centre as bus stops right outside.

We stayed for 2 nights and had a lovely time. You can take a nature path walk to dowtown (took us about 25 min). We also walked to a pub by the sea in about 15. The room was clean and quiet, and the breakfast was full of plenty to snack on. The view of the skyline was beautiful. So cool to stay in a home like this.

You eat a pre packaged continental breakfast at a small table in your room. There is no choice of items and no information in the room. Not even regarding fire safety and evacuation routes! Lovely big bed, limited storage for clothing and a very poorly thought out wet room, with not even a shelf. Tip: remove the toilet roll before showering, unless you enjoy drying them with a hairdryer. No onsite parking, but public spaces across the busy main road. For one night, its OK, but not for a longer stay.

Sweet and cozy rooms. Our breakfast waited for us in front of our door in the morning. We had an excellent view on the sportsfields and Edinburgh itself. There were enough parking spots in front of the door. The one thing that wasn't great was the busy street in front of the guest house but that is nothing the hosts are able to change.

Lovely, clean room with an amazing view. Hosts were very covid aware and made us feel safe and respected whilst still engaging with us. The breakfast was huge and always fresh with still warm rolls and came in a paper lunch bag with cutlery and everything you would need or want. -this fed us for the day. Highly recommended guesthouse x

We had a fantastic stay here, the rooms were lovely and the owner fantastic. Extremely considerate of allergies and provided us with dairy free milk for coffee plus a vegan breakfast. I would 100% recommend this to anyone. There are stairs to the room so wheelchair users should definitely enquire before booking, but that is the only point of consideration
