   I’ve recently rented a property using Woods. The individual members of staff I’ve spoken to have been helpful and genuinely seem to be trying their best and I’m very grateful towards them, however, the system they’re working through seems inherently flawed making the whole process slow, frustrating overly complicated and repetitive. The third party checks they use for your personal data seem questionable and now even though I’ve completed the entire process and have moved into the property I’ve been asked to supply all of my personal data again to a different third party check system as they have swapped over and lost all of my personal information. There seems to have been no checks on the property by the landlord or Woods before I moved in as the property was filthy. I did ask for this to be cleaned after the viewing and was assured it would be but weeks later upon moving in I found nothing had been done and was told by Woods I’d have to deal with it myself. As I stated at the beginning of this review; every member of staff I’ve dealt with has been helpful and deeply apologetic for the problems I’ve faced along the way and I don’t believe any of this is their fault. If anything I feel sorry for them being in the position of facing customers in one hand and trying to deal with the bureaucracy and shortcomings of the Woods internal system in the other.

   Serious concerns over deposit handling and communication I had a disappointing experience with Woods Estate Agents at the end of my tenancy. Despite leaving the property clean and empty, I was charged the full deposit (£1,096) for cleaning, gardening, and removing items that were never left behind. I still have those items in my new home. The check-out inspection was done before my tenancy ended, and without my knowledge. Photos from that visit were used to justify the deductions — even though I was still in the process of cleaning and moving out. They also wrongly applied £156 in rent arrears, which were only removed after I followed up and challenged them. Throughout the process, I was passed between different teams and struggled to get clear answers. No evidence was provided for the work allegedly done, and the new owners confirmed they are fully renovating the property anyway. This experience raised serious concerns about how deposits and communication are handled. I would caution others to think twice before renting through Woods. Edit: below they replied like they care and asked me to write then, I responded, and am so far being ignored for 6 days, no acknowledgement of even receiving the response. Classic way of outwardly showing that they care, while actually not caring at all.
