    honestly, one of the worst places i’ve stayed. the reviews are nothing but malicious lies from two faced customers. the fridge was noisy and came to life multiple times throughout our stay which really startled us, the rooms were grotty and the outside is uninviting. the bathroom didn’t seem clean at all and the tv remote didn’t work.

    ABSOLUTELY DISGRACEFUL TWO-NIGHT STAY AT BELL GATE HOUSE ​Overall Rating: 1/5 Stars (Worst experience I have ever had) ​My wife and I (both aged over 60) endured a two-night stay at the Bell Gate House that was truly unacceptable and easily the worst accommodation experience we have ever had. I feel obligated to warn future guests about the numerous failures in service and maintenance. ​1. Unsuitable Accommodation and Accessibility Issues ​Despite our age (over 60), we were assigned the room on the top floor, requiring us to climb three flights of stairs. There is no lift on the property. We struggled significantly to move our luggage up and down the stairs, which immediately made the stay difficult and physically straining. ​2. Major Maintenance Failure: Unusable Shower ​A few hours after arrival, my wife discovered the shower was broken. The temperature control knob was spinning freely, leaving the water on a constant, scalding hot temperature that made showering impossible. ​I reported this major fault immediately to Mark, the family friend/caretaker who was managing the property in the owners' absence. He promised to look at it, but upon our return, it was not fixed. The following morning, I reported it again to the cleaner, who assured me she would pass the message on. The fault was never rectified during our entire two-night stay, meaning neither of us could take a proper shower. ​3. Substandard Room Condition and Lack of Storage ​The room itself was extremely small and offered no space to move around. We were forced to live out of our suitcases because there was no wardrobe or adequate hanging space for clothes. Furthermore, the room only had a very tiny window located in the corner, which contributed to a claustrophobic atmosphere. In addition, the bathroom lacked basic functionality: the shelf was slanted to the point where it was unusable; we could not place any toiletries on it as they would simply slide off. ​4. Poor Customer Service and Refund Denial ​I paid £120 in cash for this stay. At the end of our trip, I explained all the faults to Mark and asked for a £20 goodwill gesture refund to acknowledge the major inconvenience of being unable to shower for two days. ​Mark flatly refused, stating, "only the bosses can do that," which was a lame excuse, especially considering he was handling all cash payments for the bookings while the owners were reportedly in India. To add insult to injury, as we were leaving, he was extremely patronising, saying, "have a good day." ​Final Verdict ​This was not just disappointing; it was a catalogue of failures, from basic maintenance to atrocious customer service. The lack of a working shower, the unsuitable room assignment, the unacceptable living conditions, and the caretaker's unwillingness to provide any compensation for the serious inconvenience is a disgrace. I strongly advise everyone to avoid the Bell Gate House. I certainly will never stay there again.

    Yes rooms are small, but what you need if you just spending night. Only my personal suggestion would be great mattress topper. My back was in pain after 2 nights. But it's only because I have back pain. Also about breakfast it said in room but was just tea and coffee. Staff are nice and polite. Rooms are clean. But if I would need go back I definetly would chose again. Location is perfect.

    Comfortable and clean hotel. Beds are comfortable, rooms cozy Service fantastic polite welcoming and happy to accommodate any request we booked a week later in error and the staff sorted a room and offered help to fit us in. It's in a good location with lots of food and breakfast options a short walk away. All in all a good value hotel in a great position. Thanks for everything really appreciate helping us out of a difficult situation.

    Better than the feedback would make you think. Very well situated within 5 or so minutes of the city centre, and close to the bus station. Rooms were small but clean, and the shower was very good. Rooms however were rather noisy in the night, both fridge noises and outdoor air conditioning unit noise. They were also a little light at night, the blinds were very thin and the plug sockets had annoying eye level lights which impede sleep. Otherwise though, very much worth the money and probably would stay again.

    Stayed here as watching the snooker at Morningside Arena which was 5 mins walk away, with the city centre 5 mins walk in the opposite direction. Could have easily walked past it and had to ring a phone number for access, but the guy who let us in was friendly and informative. We were able to check in at 1pm which was great and were given room 34 on the top floor. Room was small but had everything you need and was clean, modern and well maintained. Bed was comfy, fridge was a nice extra although we didn't use it, kettle, tea and coffee, ironing board, coat hangers and shelves to keep things out of the way. Bathroom very clean, towels provided and a decent shower. Room got lovely and warm with the heating. There's no lift, so if you're on the 3rd floor be prepared to do 3 flights of stairs. Not a problem for us in the slightest, but could be for some people. We were able to come and go as we pleased using a key card and check out was 11am which was nice. The guy who checked us in went knocking at 11.15am to let people know the time and judging by some of the shocked/half asleep responses we heard its a good job he did! We couldn't hear other people in their rooms, just on the landing outside. Would happily stay here again, but would do some homework on parking beforehand as that was expensive!

    Tidy convenient hotel. Small rooms with ensuite. Very clean and serviced daily. Slight noise from other rooms but nothing major. Roof top terrace in progress and great for the quick cigarette. Friendly staff and secure. Great stop over as this is city centre based. Staying for longer than a night is bearable but room space is very limited.

    Good for Solo traveller. Small room well decorated. Lots of small rooms near to each other. Be weary of noise from other rooms. Very near to Belgrade Road. A bit far away from city centre. No laundry onsite even though it's advertised. It's basically a terraced house converted to a hotel. I think the entire place is run by 1 man at the reception and 1 lady who comes in morning and does all the cleaning. Must be tiring!
