Stayed here for one night , room 3 on the first floor . Pleasantly surprised with previous comments , found the room clean , nicley decorated and very comfortable . Great location although NO free parking which was offered when we booked . Easy check in . Would definitley stay here again .

I booked online guided by location and web design with listed services. In reality our room was tiny, wallpaper peeling off, stale smell. No parking either despite being a listed commodity - you get directed to nearby public car parks. Convenient location but hardly an excuse for any of the above. Sorry!

Deluxe room, mould in the showers, didnt feel clean at all. Location was close to the beach, ear plugs supplied as it was super noisey, service was ok.

We stayed here a couple of weeks ago, had a lovely time visiting family. When in Brighton you only need somewhere to sleep a few hours and this place was ideal we was on the second floor, had absolutely no issues, I have seen other people saying it was noisy, and they did have complimentary ear plugs, if it was noisy me and my partner didn't notice and slept well, it was in walking distance of everything we needed ideal location really. I would stay here again. Thank you for a pleasant stay. :)

Would not stay here again. Overpriced and very noisey (They even offer earplugs on arrival) Our room was in the basement and we heard the comings and goings of every resident in the building. Pretty poor for a room that cost over 250 pounds for a night. The parking offered was not free and was an additional fee. Only window in room was damaged the security latch only just held on and didn't make us feel sage at all. See pic that's as tight as I could get it. On arrival we where faced with a security door that required a code. When ringing the door bell we are told your code is on the email... What email... we havent had mobile signal for 12 hours your wifi is password protected ajd we are stood outside in the rain. No help at all. Had to walk to find signal. Get the code and then return to the door. Absolutely disgusting behaviour and almost ruined what should have been a special 40th Birthday celebration. Do not stay here! Mould on ceiling of bathroom. Dodgy window locks. No on site reception or security but a voice from a ring doorbell telling you to "check your emails"

The Place is very nice (Kemptown). Close to the centre and close to the sea ... The rooms are ok-ISH. Sometimes, missing some little pieces here and there. However, the service is so extraordinary, the possibility to ask for an extra towel or additional hangers in a few minutes via SMS; the section which cares of problems, is highly efficient! We have discovered a problem in the shower that, at the end, needed time for being fixed ... They simply organised, for us to have us a better room in another building . . )

Stayed in Brighton for the weekend over the bank holiday. The room was spacious, clean and bright. Easy contactless check in. Central to Brighton. Really unsure why there are such bad reviews for this place. Its basic but perfectly adequate. Would stay again next time!

Booking.com room was the wrong building, but friendly service quickly helped me find my actual room! The room was on the lower ground floor, which was quite difficult to get to carrying all my luggage as a 6'4 man. Reception was close to my room, and seemed to be staffed most of the time. Located close to James street meaning there are lots of food and shopping options, and only a 2 minute walk from the waterfront!

Well What can I say, A saviour for a bachelor like me in the Heart of Brighton City during my initial stay while I was finding my feet in the city. Great rooms with ensuite washrooms, importance to cleanliness, safe, non noisy, great ambience with decent provisions of facilities for reasonable amounts. Last but not the least the view of the English channel (sea view) in front of you.. I still cherish the moment I first landed in front of the place and it's view.. Very much recommended for first times, families, bachelor's. Also a personnel thanks to the support staff for helping me in post poning my booking at no extra cost due to delay in travel due to medical reasons.
