Coulson House is one of the loveliest places I’ve stayed. The staff were extremely friendly, the rooms were spotlessly clean, and everything felt welcoming and well cared for. Excellent location, just a short walk from the beach and the city centre. I would definitely love to stay there again.

We stayed at Colson House in late June on a Saturday. The location is good and the room (Room 1) was OK. Otherwise, our stay was awful. There was another couple, somewhere upstairs, arguing and shouting incessantly (one of them had been unfaithful; it was loud enough for us to follow the drama) and playing music through the night. We barely slept - 1 hour max.? There were no staff on site, and the only contact number was "in case of emergency", and I could not class this as an emergency. There was no contingency in place for dealing with disruptive noise. In the morning, someone arived and asked the people to leave, but ... I contacted Colson House following our stay about our experience, but got no reply. I left it a while before contacting them again, but got no reply again. I have no clue why - really odd. I've heard nothing from them. Make of this what you will. The reviews generally say it's a good place to stay, but we had a very bad experience and have subsequently been totally ignored, so we could not possibly recommend staying there. Whoever runs the place appears not to care - just banking on the location to guarantee paying cutomers. There are plenty of other places in that area where this kind of thing would never happen, if only because there would be at least one member of staff present. If their reponse to this review is to claim we should have called the emergency number, they need to change the wording on the guest info sheet. A couple shouting at each other all night cannot be classed as an "emergency", but it was more than enough to completely ruin our stay. (Added much later: ... and they never responded to this review.)
I recently stayed at Colson House, and it was a delightful experience! The room I booked was incredibly cozy and clean, making it a perfect home away from home during my stay. One of the nice touches was the amenities provided. It had a kettle, water, glasses, and some tea, which was perfect for enjoying a warm beverage in the comfort of my room. It’s those little conveniences that really enhance a stay. The location couldn’t be better just a short stroll from both the beach and the vibrant city center of Brighton. Whether I wanted to enjoy the seaside or explore shops and restaurants, everything was within easy reach. Overall, I highly recommend Colson House for anyone visiting Brighton. The cozy atmosphere, clean accommodations, and great location make it an excellent choice for a relaxing stay!
It's a cute place to stay. Our room had the basics and was clean. It can be a bit noisy from the other guests as we could hear nearly everything going on. The host is available if you need anything. Good location as it's near the sea, restaurants, lanes etc. Feels safe. The parking vouchers were helpful.
Fabulous place to stay. Hosts are welcoming and friendly. The location is close to all the places I wanted to go. Would definitely stay again.
My daughter and I stayed two nights at Coulson House in Kemptown. The cutest little guesthouse. The location was very convenient for all the shops and central Brighton. We had a first floor room with a balcony. The room was very spacious and the balcony was large with table and chairs and really cool lights. Billie and John were amazing hosts. We will definitely be returning again.
Room was lovely and clean and comfortable. Also in a really great area near to the sea. Hosts were super welcoming and friendly, would recommend to anyone.
Had a great stay here. Lovely room well decorated John was great really friendly and helpful for local advice and location was brilliant for everything Brighton has to offer. Would stay in a room on a lower floor next time as far to many stairs to the top lol (had a recent knee operation but my choice I chose that one) but worth bearing in mind if you have trouble with stairs. Will definitely stay here again.
