   Zero stars if possible. Quite possibly the most disorganised and unprofessional letting agency I’ve ever dealt with. Communication is effectively non-existent, basic maintenance and safety issues were ignored for weeks, and tenants are left chasing replies to the simplest questions. I would strongly warn any future students or tenants to think twice before renting through Coapt. Their management style shows a level of incompetence that makes what should be an exciting move completely stressful.

   This review is for Jay Orr, and estate agent who works at Coapt. He has been a great help when I needed advice for personal situations regarding the property, as he is reliable when it comes to communicating and follows up on situations very efficiently and quickly with results. He is very friendly and easy to talk to and a fantastic estate agent that knows what he is doing, unlike so many estate agents that are so easy to disregard you, especially if you are a student. If you do decide to choose Coapt or are already with them, I would recommend asking for Jay Orr for the best advice and help on any situations you have regarding your property. :)

   If you're a student who's thinking of renting with Coapt, reconsider. It's a remarkably incompetent and chaotic company that obviously does not have their tenant's best interests at heart. I moved in halfway through the year, but my housemates told me that the property was in a dire state when they first moved- unclean, in desperate need of renovations, and the back door and garden gate locks were broken so anyone could access it from the street. During my tenancy, there were lots of pigeons nesting in the attic of the house, which despite multiple requests was not sorted for months. The microwave and hoover both broke through wear and tear, which Coapt refused to replace, a policy I’ve never encountered elsewhere. In the utility room, the tumble dryer was dangerously balanced on top of the washing machine, which was a significant fire risk- coincidentally contractors came in to build a shelf and make it safe just before a council inspection occurred. Frequently, extensive building work took place with no prior notice or communication- I came home one day to unexpectedly find all of our kitchen units being ripped out and rebuilt for no apparent reason other than the landlord’s whim. Viewings at the house also occurred without warning and multiple times the letting agents would notify us ahead of time but somehow forget to add the date or time of the viewing to the email. Finally, our deposits took a month and a half to be returned, after missing several promised return dates, and after the legal protection had ended, which has made renting a new house much more difficult than it should have been. In view of all of these experiences, it is difficult not to conclude that Coapt is a careless company that has no problem exploiting students for their money while providing shockingly substandard services. And to the agency- please don’t respond to this review feigning concern- it’s too late!

The team are clearly so passionate about what they do and always go the extra mile, whether helping members of staff, tenants and landlords/ladies. I've had the chance to witness first-hand the exceptional service that is delivered throughout the company on a daily basis, which is testament to its longevity as one of the top student and professional lettings agencies in Brighton and Hove. I'm sure that with its positive ethos and can-do attitude this will only continue in the following years as the company continues to grow and evolve into residential sales. A fantastic company with an exceptional work ethos and standard of service!
