I have lived in a Hartley Bennett property for 6 years. I have always found them to be prompt when responding to my contact and any maintenance issues being reported. I received my deposit after a week of my tenancy ending without issue.

Lived in a Hartley Bennett house for a year and they were absolutely amazing throughout. Quick responses to queries and issues, sorted any problems out quickly (even replaced the washing machine) and were very reasonable with returning our deposits - which never happens with student accommodations in Brighton. Wish we’d found them sooner!!!

Amazing and friendly staff. I rented a flat for a year with Hartley Bennett. Anytime I emailed with questions either about the flat or something around living in the UK, I always got a quick and friendly response. That doesn't mean it was without issues, but any issues that came up were dealt with in the best way possible. The only feedback I would have to make it a 5 star review is being more transparent. The flat I ended up living in was an old converted office building which, in my opinion, is not fit for living. There is hardly any insulation. In winter it would get as cold as 5Β°C indoors, maybe 18Β°C with the radiator constantly on. This seriously affected my health. I did ask about insulation and the windows before moving in and was told everything was in great condition as it was recently done up. Maybe this staff member wasn't aware of the issues in this block, but I felt very trapped for the year I was there. I understand that the landlord is in charge of deciding what gets fixed and what doesn't, not the managing agent, but that's why I would have appreciated more transparency at the start. Other than this I would happily recommend anyone to rent with Hartley Bennett, just really do your own research on the property and if possible ask other tenants or people in the area what it's like to live there.

I rented a shared student flat with Hartley & Bennett for a couple of years and they were always great! Whilst the flat had problems, the staff were always friendly and helpful with all of our requests ranging from noise complaints, broken goods (replaced fridge and washing machine), and general enquiries. At the end, they were also very reasonable with our deposits which is very unusual for student renting in Brighton and Hove! Thank you :)

Imagine life has knocked the wind out of your sails and finding yourself without a home and wandering the earth like a vagrant, alone, cold and without hope - like a really rubbish Hulk. You visit a few letting agents who make promises that are empty... like my ex's heart. You lose faith in the lettings market. Become disillusioned. Consider buying a van. Maybe a boat. Maybe become a pirate. You know... ridiculous thoughts like that. Then, you walk into a letting agent to be warmly welcomed and looked after and, within 48 hours, you have secured yourself a new home! The gang at Hartley Bennett are a credit to themselves and are just so helpful, approachable and efficient - it was a real pleasure. I highly recommend giving them a shot if you are in the market for a new home. Thank you, Hartley Bennett.

Worst agency ever. They will hold your deposit for no reason. They’re very sweet and kind at first, but when you ask for your deposit back, they will even go against the law.

One star is too much, They will take your entire deposit when you leave even if you clean. I was charged Β£200 for dust on the skirting boards of my one room. When trying to reach out and ask for some form of compassion from both the agency and the landlord I was informed it is not their responsibility. With me needing the money ASAP due to them waiting nearly 2 full weeks to return the deposit after the keys had been handed back I had to accept their evaluation and now will not be able to pursue this with a solicitor like I would have liked to. Their room I lived it would often have a leak from the ceiling which would need to be fixed every month or so. The windows were single pane with only a small electric radiator right underneath in so in the winter the room was incredibly cold. Then again what can I expect from a company who refused to allow for any compassion during covid as I informed them I was on furlough and would only be able to pay Β£500 a month instead of Β£550 due to this, again I was told this is not their problem and the landlord needs all of the rent. After Covid they raised the rent twice changed the electric top up system to a new one which suddenly increased the price of our electric with little to no warning. And I now have found out they have raised the price of my old room by Β£100 a month despite doing absolutely no work to it at all. Now there is nothing at all I can do to get any money back and any response from Hove lets will be useless. All I can do is advise people do not rent from this company at all.

I have been renting with Hove Let’s for over 2 years and cannot recommend them enough. Every maintenance issue has been dealt with quickly and efficiently, and they have always been polite and respectful to our questions and requests. A brilliant student letting agent!

Even 1 star is too much. During my tenancy, the faucet in the bathroom was already broken (before I moved in) and they didn't fix it for almost 1 year. Also, the curtain in the bedroom was brought months later. I had a dark gift wrap glued to the window so I could sleep. Apart from these, it's almost 20 days since I moved out from the flat but I still haven't received my deposit. I cleaned my flat well and sent photos, paid all the bills. I had to leave 1 mattress and 1 drawer in the flat and it must not have taken more than half an hour to get them out. But they tell me they are still waiting for an invoice; 3 weeks passed. Amelia and Sophia are great people, but this agency looks like trash. This is my first and last experience with them. I definitely do not recommend.

Despite my initial reservations about renting privately as a student, my experience of renting with Hove Lets over the past two years has been overwhelmingly positive, straightforward and stress-free. From the beginning of our tenancy to our final week on Viaduct Road, Sophia was on hand to respond to our every enquiry and maintenance issue quickly and efficiently - I think I speak for all of us when I say that we've really appreciated her support over the past two years. I'd highly recommend Hove Lets to any fellow students entering into the often daunting rental process in Brighton for the first time, and wouldn't hesitate to rent with Hove Lets again myself in the future. Thanks Hove Lets and Sophia!
