   AVOID if possible. I rented an ensuite room with this agency for one year and encountered numerous issues throughout the tenancy. The property and furnishings were dated, and maintenance problems were frequent. On one occasion, the gardener sent in by eagle estate to clean the back passage accidentally broke a rear glass door, yet the agency attempted to charge each tenant £72 for the repair. After several months of delays and repeated requests for proof, they eventually withdrew the charge however one of the tenants had already paid them by then because they were stressed they might get kicked out if they didn't pay up. The most concerning part of the experience came at the end of the tenancy. The agency attempted to deduct money for multiple minor issues (as seen in the pics attached), many of which related to pre-existing wear and tear or defects they had been aware of from the start. Without detailed before and after photo and video evidence, you risk losing a significant portion of your deposit. In my case, they initially claimed £255 in deductions. Thanks to my documentation, this was ultimately reduced to £64 through the DPS process, though I still believe even that amount was unjustified. I was away on holiday at the time with restricted internet and couldn’t upload high-quality photos due to the DPS file limits or provide as much detail as I wanted but we move on. I want nothing further to do with them and will be reporting this agency to Trading Standards for the multiple headaches they caused throughout and at the end of the tenancy but I doubt that will make them change their ways. Based on my experience, I would strongly recommend AVOIDING this company if you can.

   Through my experience with Eagle Estates, I can honestly say the situation was nothing short of appalling. I was paying £795 a month for a flat that was, frankly, unfit to live in. I stayed there for six months, and during that time, not a single major issue was properly addressed. From the moment I moved in, the place was dirty and clearly not professionally cleaned despite what I was charged. The hallway walls were visibly damaged patched up poorly with a quick coat of paint. The shower wall was bulging due to mold growing behind the PVC panels, which only got worse over time. Mold also crept along the side of the shower, causing the wall to soften and crumble. A persistent leak in the bathroom took 5 and a half months to finally be fixed. That’s nearly my entire tenancy!! The radiator in the living room was defective from the get go not functional in the middle of winter and to my disbelief, I was later charged £240 from my deposit for that same radiator, as if I was the one who broke it. On top of that, double-glazed windows were cracked, and the gas seal had clearly failed. This made it nearly impossible to keep the place warm without blasting the heating driving my energy bills through the roof. When I raised this concern, the response was dismissive. I was told the cracked windows wouldn’t affect the heating (which is absurd), and that they might fix it. Spoiler: they didn’t. To make matters worse, the flat didn’t even come with a fridge. Out of good will, I left mine behind for the next tenant, thinking I was doing a kind thing. But now, I feel foolish. That act of goodwill was met with a £330 cleaning fee, apparently because of some grains of rice in the cupboard and a bit of dust. Furthermore, I didn't cancel the window repair they just didn't come as shown in the screenshot of the email. My advice never trust these people as they are over priced for what little you have.

   I had terrible experience with Eagle Estates.The staff was unresponsive, taking weeks to address urgent maintenance issues. The property was filthy upon moving in,with broken appliances that were never fixed despite multiple complaints. They were very uncooperative during the move out and took a very large sum from my deposit, avoid at all costs

   Make you pay for damages that you haven't caused. WiFi was out for over month before it was fixed. Communication is non existent unless they need money off you. Beware of this company hence why they only got 3.5/5 stars, that should've been my first red flag. Five star reviews are fake, pretty obvious as they love the mention James who is never to help you, man has some sort of God complex. My experience was more comparable with 1 star - 3 star reviews which are the real reviews here.
