*PLEASE READ BEFORE MOVING TO GARRARD HOUSE* My partner and I have now been able to move out of Garrard House after living there for a decent amount of time. The apartments are nice and modern, the location is very central and the train station is a minute walk away. Sadly, these are the only positive things I can say about living in Garrard House. I will list everything that I recommend anyone to consider before choosing to stay at Garrard House for a substantial amount of time. I wish I knew these before living there: 1) Perhaps the most concerning aspect of Garrard House is the building management (currently JFM). When issues do arise they are not dealt with efficiently, the entire building was without hot water for 8 days despite a lot of push and effort from residents to get it sorted. JFM did not offer residents any solution or support during those 8 days. 2) Due to the location of the building down a side street, the area is quite "alleyway" like with all sorts of people hanging around and it just doesn't feel safe. 3) The security of the building is not great with theft in the lobby being a regular occurrence. The building management company have finally tried to address this with CCTV signs to deter thieves but from experience, the management company can be inconsistent with their efforts and support so this may become a reoccurring issue. 4) The building is surrounded by other much taller buildings blocking the sun so the apartments are very dark all year round - you won't be able to keep a plant alive or barely even see the sky from your window. Perhaps this wouldn't be an issue for apartments on the top floor but I'm not sure, all of the surrounding buildings are much taller than even the top floor at Garrard House. 5) The ventilation in the building is poor with many unpleasant smells wafting the halls. In conclusion, if you're looking to stay here for the short term to commute for work or university then it could be okay if you remain aware of the above points. However, if you work alot from home and have to stay in the apartment a lot, have children or are looking to stay somewhere long term and have a pleasant experience, I have to suggest you look elsewhere.

The apartments are nice and clean, but the corridors between the apartments need ventilation because bad smells accumulate in the corridors and cause inconvenience to the residents of the building. The building is also accessible to people with special needs.

DO NOT COME! In two separate week and this is what you see, no rubbish available so people just dump their rubbish in front of the room. This is basically a fire hazard as if is blocking a fire escape route. Ceiling falling off.

On the whole a decent place to live. Especially for those who commute. However, the NCP car park alarm goes off repeatedly and it's LOUD, to the point you'll get continuous headaches if you have a day at home and it's going off. Extra fobs and security measures have been installed which has improved with trespassing however, again there's no secure place for deliveries. So unless it's post that'll fit in the locked pigeon holes. All delivery boxes are susceptible to "going missing" because they're left out in the open next to a door which isn't always shut properly. Will take greater effort and extra measures to door security to get this to 5 stars, however it has been improving. NCP car park is also getting knocked down soon and there's some interesting redevelopments in Reading which will boost the feel of the area.

This building is terribly managed. My girlfriend lives here and it's awful. Homeless people and kids regularly break into the lobby and pull out everyone's post and litter everywhere. They've also started trying people's doors at night. The management won't do anything about it and are very unresponsive
