Below-standard room, inconsiderate housemates, disappointing landlord, and poor management --- Foreword If you are viewing a room located right next to the kitchen — don’t even think about it. Turn away now and find another place. --- Short summary During my 12-month tenancy, the first 6 months were a nightmare of excessive noise and poor insulation. For the remaining 6 months, I had already moved out but still had to keep paying rent because the management failed to find a replacement tenant. On top of that, I was charged a £210 relet fee. In total, I paid a full year’s rent plus the relet fee — effectively covering the landlord’s mortgage for half a year after I had already left the property. See attached video for an example of noise you will be hearing at 6am through the door. --- The room The room was located directly beside the kitchen, separated only by a thin door. Every sound from the kitchen — cooking, washing, chatting — was clearly audible. The walls and ceiling had very poor insulation. When it rained heavily, the noise from the roof was constant and disruptive. Heating was also insufficient: the single wall heater barely made a difference, and in winter, the indoor temperature felt almost the same as outside. Maintenance was poor. Water pipes ran overhead, and sometimes water dripped near my bed whenever the upstairs toilet was flushed. The maintenance team didn’t show up the first time, and although they claimed to have fixed it on the second visit, the issue later returned. --- Housemates There were three other housemates. One of them was a chef who often cooked between midnight and 1 am, filling the kitchen with noise and smell. He did try to be considerate by keeping the noise down, but the insulation was simply too poor. Another housemate was particularly inconsiderate — using the washing machine and tumble dryer between 11 pm and 3 am, which made sleeping impossible. Around 5–6 am, she would use a blender to make juice, which was extremely loud. See attached video. When I spoke to her, she said it was my problem and that I should wear earplugs. Her friends would also visit late at night and make noise. The supposed “quiet hours after 11 pm” advertised by the company’s house rules were completely ignored. The refrigerator was always full, and the spaces meant for me were constantly occupied by others’ food and drinks. --- The landlord When informed of the situation, the landlord refused to release me from the contract. He seemed interested only in maximizing profit by renting to four tenants in the house, showing no concern for living standards or tenant comfort. --- The management company The management did speak to the noisy tenant, but the problem persisted. They told me the house was not subject to HMO regulations because it had only four occupants — as if “being legal” meant it was acceptable to be unlivable. They also said the landlord refused early termination. --- Meaningless offer Eventually, I had to move out after six months because of the unbearable noise, yet still had to keep paying rent for the remaining term plus the relet fee. When asked about what would happen if no replacement tenant were found, the management told me: “If the room is still available, I will see if we can sort something for you.” After another six months, no new tenant was found. Yet the only “gesture” offered was £50 off if I chose to rent with them again in the future — which hardly addresses the six months of rent I paid after moving out. --- Closing words Be cautious. If you value peace, comfort, and fair treatment, you might want to look elsewhere before signing a contract with this company. Once you have signed anything with them, there is no turning back. They will demand that you fulfil every obligation stated in the contract, while going very easy on themselves when it comes to managing tenant behaviour and keeping their own word. *All details above are factual and can be supported by written and video correspondence as well as payment records.

In my experience, communication within the company was quite inconsistent, and important information was not always shared clearly. Some promises were not followed through, which made the whole process frustrating. I’d strongly advise future tenants to have everything confirmed in writing to avoid any misunderstandings.

Poor service, bad attitude. Closed on weekends and will not respond until work office hours. Only provided my room key and not the front door key. There was no spare keys at the property that I could borrow. They got the key cut and it did not work. After making a complaint they said it's not their problem as they are paid for a tenant finder's fee and deflacted the problem. I am disappointed that the agent provided me a key that was not fit for purpose (50% working stated), and deemed it as reasonable. You have not provided a solution and it seems that this is satisfactory. I will speak to the tenants/landlord to acquire a copy key that works consistently. Currently it has been 5 days since my tenancy started and I will have to procure my own key copy.

I have a very mixed review of houseshare heros -I rented a room for 1 year, of that I spent 3 months with a leak over my bed. During this time I tried to get hold of the company and landlord who were both impossible to contact. Not only this, when I explained the issues the landlord was not held accountable for their behaviour. Since leaving I was contacted by one of the managers about my experience who was lovely and spent time to understand the issues I faced. My advice when renting with houseshare heros is to ensure that they manage the maintenance of the property because the communication between the team and their landlords is lacking. I hope my comments will be considered moving forward so that no more tenants have to go through my struggles.

have a maintenance issue? need to speak to your landlord urgently? dont worry, houseshare heroes will ignore all your phone calls and delay for as long as possible, all the while charging you extortionate rates to live in a tiny box room. But hey, thats corporate landlords for you.

All I can tell , I was moving from London , I needed a immediate place in derby within very short notice, I got lucky to find The advertising on spare room and was connected with Mark , Mark was very professional and very helpful to show me the rooms online , which was really convenient for me . Later on Charlotte from the office looked after all the documentation and yeah she was really quick and very helpful , Without the help from both of them , I would have hard time finding a place with that short notice. From start to finish i cannot say any improvements to the service. Mark who took me to view the properties x3 could not do enough, was on hand at stupid times out of work hours (sorry about that) to answer questions as this is my first place, was friendly professional and down to earth. Charlotte processed and made sure all i's were dotted and T's crossed and was friendly helpful and supportive with this move. The property is highly maintained as all of them are, easy to contact for maintenance but not needed to date, good housemates and all abide by rules clearly set out.
