   Be very cautious, very slow in organising general household repairs but quick enough to take your money. zero transparency when it came to our deposit, Very disappointed with them as a whole, be very careful before committing to property genius

   The smallest regard to tenant satisfaction & condescending customer service. Rented with Property Genius for around 1 year and had numerous instances of condescending customer service skills from Vicki and the owner Graeme. It was mainly just their mannerisms & wording, wasn't anything close to being warm or friendly but rather self centred and patronising. Charged us for an electrician being called out to the property to identify where the fusebox was IN THEIR OWN PROPERTY THAT THEY MANAGE - unbelievable, as a property management company should know this on file. After plenty of kicking and screaming from them, they finally agreed to go halves on the cost which I do respect, but it should not take what it took for this to happen and really they should've paid it in full. I am largely leaving this review since they charged me a whopping cleaning fee, with the extractor fan being apart of this fee. Literally was in the same condition upon moving in - I kinda found it to just be a money grab as a last laugh from them if anything. Just quite a petty company altogether, but my landlady was lovely though, so that I can say :)

   For over 12 years Property Genius has Let and Managed 2 of my properties. As a Landlord they have taken the 'load of my shoulder' and provided a full management service to date. Their service has been exceptional in looking after my investments and taking care of the tenants - ensuring that they are comfortable, their needs are addressed promptly and that they have a good experience whilst renting the properties. Property Genius has performed above the call of duty - when there was an issue with one of my properties, during a void period without a tenant, the Owner, of Property Genius, drove a fare distance from where he resides, late into the evening, to address the issue at the property. I would highly recommend to Landlords to use the services of Property Genius and for Tenants you are in safe hands when your rental is being managed by Property Genius !

   While we were initially impressed with the process of signing up through property genius, having now been a tenant of one of their landlords for several months we are more aware of the quality of service Property Genius provide. It took a month to fix a problem with our heating (in February!), they've also been actively avoiding dealing with ventilation problems at the property, so much so we had to get the council involved. When it comes to dealing with the landlord they enable illegal behaviour (not providing enough heating in occupied rooms). I appreciate our landlord is not brilliant but as an intermediary it's their job to at least ensure minimum legal standards are met, we have children at the property but still they're not interested in tackling problems.

   I felt that my query was pushed to one side, and they did their best to get me off of the phone. They wasn't considerate for what I had to say, I was speaking to someone called Vicky from the Lettings team. I felt it was quite ignorant and just wanted to make that clear for anyone else that may have a slightly more unique query. Sorry to have to leave this review but I was wanting an email for a higher up representative and she refused to provide this to me.

   Extremly unprofessional people , booked a viewing at central place appartments waited there for 25 minutes no body came and when i called them again and again finally they picked up and giving lame excuses. I would never call them again for anything they wasted my day and time. Worthless!

   Absolutely shambles! We were given 2 months notice to leave even though they new about the landlord selling the house way before Christmas so they could of give us months and months worth of notice as they knew we have children! Made the experience even worse by constantly calling me everyday and emailing me in between, harassing me at all costs and now blaming me that the keys arnt in their hands when I offered them to come and collect them but THEY said put them in the post! Yet I maybe charged! Towards the last year of the tenancy they did no work to the property and we had a leak coming into the kitchen that they pretended to ignore, a door kept coming off and got someone in that didn’t have a clue what they were doing! I told them I had a pre booked holiday and a hospital visit yet they still rang which was inappropriate and certainly unprofessional! If I could give them no stars I would!
