   I loathe to write a poor review but this was the worst experience in 20 plus years of buying and renting properties. There was a lack of communication throughout which led to uncertainty and stress. Important details such a feedback from viewings and a move in date clearly wasn't a priority. I appreciate mistakes happen, I had sent the incorrect electrical report for the property, but this wasn't noticed until the move in date and as a result we were uncertain if the move could go ahead. I'm not sure if I received an apology. I had a phone call and was told 'going forward this wouldn't happen again', but part of the conversation seemed to be an attempt to cover up poor service rather than an honest discussion about what had gone wrong.

   Where do I begin We rented a property through Ryder and Dutton from the beginning of 2024 . Half way through the rental the damp in the property was getting worst. When reporting this in September 2024 no action was taken and within 4 weeks of this a S21 non fault eviction was issued. While seeking another property Ryder & Dutton expressed we could NOT rent another property from them. During this time my son had been born and the thought of being evicted was overwhelming. We was requested to leave by January 2025 but was still seeking a new property. Soon after an accelerated possession order was issued from the court. Finally we found a new property while we are waiting for the sale of the new house. I notified them of when we would vacate and it was agreed that the deposit would cover the rent owing and dilapidations whatever they was in the property. They still continued with the court process for rent arrears even though this was agreed to be taken from the deposit. No receipts / invoices have been provide for the apparent repairs which was promised via email on the 24/04/25. On my arrival in court today where I was only given 24 hours notice which I did not have a legal representative but they did. My evidence to proof my point from the above against the letting agent was honest and correct. To date I have still not had the difference in the amount from the deposit and rent and them still claiming rent arrears and no evidence of repairs or cleaning. Avoid This letting agent at all costs

They gave me confidence in them by processing documents quickly and the detailed inventory gave me peace of mind that a trusting relationship was going to be established. Samantha Whalen our lettings negotiator was really friendly and helpful and always reassured me along the way. She provided updates and detailed information of progress of the move. She went above and beyond to go out of her way for us when we needed help. I would recommend her to anyone looking to move homes.

Lizzie, who was the realtor in charge of handling this property, was so helpful and polite and made it as stress-free as possible us moving home! Her knowledge and experience has made the process so easy and no where near as stressful as we was expecting. She was on hand with regular updates to let us know where things were up to with the legal side. I cant recommend Michaela highly enough to buy a house from, worth her weight in gold.
