   Our tenancy at 7 St. Edwards Road was extremely stressful. From the beginning, several maintenance and safety issues were reported and took months to be resolved. We even had a break-in while we were in the property, and no adequate security measures were put in place afterward. Communication with the agency—particularly with the representative who handled our case, Sunny Sandhu—was often unhelpful and dismissive. Requests for a revised contract after two tenants moved out were ignored, leaving us in a very unclear situation. The agency tried to withhold our entire deposit and add unreasonable cleaning charges, despite us leaving the property spotless and having photo evidence. Thankfully, the Tenancy Deposit Scheme (TDS) reviewed the case and returned our deposit after nearly three months. I would advise future tenants to keep detailed records, photos, and written communication if you decide to rent through this company. Transparency and professionalism were lacking in our experience.

   Worst agent in the entire estate agents. They never respond to calls, mails, or even face-to-face. Terrible service. I'm waiting for a mail regarding my deposit from 3 months. They have even blocked our calls and the constant reply of "sure, will send it over to you right now."

   AVOID - If I could leave no stars I would. My daughter and her friend moved into a property that was not exactly clean - At the end of the tenancy, the property was cleaned from top to bottom - It was spotless and better than when they moved into it. Nevertheless the agency tried to charge a cleaning fee. (Without actually inspecting the property) We had photos etc of the condition the property was in when the students vacated. The agency were asked for the area of the flat they claim needed cleaning - they could not provide it. The TDS (Tenancy Deposit Scheme) was involved and the only evidence the agency provided was an invoice and photos of a very clean flat! (none showing where the cleaning by was justified). Fast forward a few months and the TDS have shown that the agency are unjustified in withholding part of the deposit for cleaning and it has been repaid. Basically this company tries to charge fees when it is unjustified. I recommend ALL students to fight your corner if you know the property you left was in the condition it was meant to be.

   I am actually disgusted. If I could rate 0 I would. I viewed a house that was a health hazard. Bacteria growing in communal areas which would make someone very sick. Despite pointing this out, they decided to continue viewings and I hope to god no one took the property. They kept closing the doors to hide it.

   The team at Direct Housing are amazing! I have recently purchased a property through their sales team and they provided me with efficient communication all the way. The team made the process so easy and they were so supportive. In particular we dealt with Clare from Direct Housing who was amazing and helped with the ease of the sales process. If I was ever to sell or buy a property again I would definitely use Direct Housing. I also recommend Direct Housing to others who are also looking to sell or buy a property. Thank you!!!

   DO NOT USE THIS LETTING AGENT! When I moved into my flat a year ago it was filthy. I had to clean it myself as the estate agents did not arrange for a cleaner to come and did not respond to complaints. Now I have left my flat, I am being charged for leaving things that belonged to the previous tenant in the flat and for meticulous clean that I highly doubt will actually be done. For example, I am being charged to clean the floor under the fridge when the fridge had mouldy food stuck to the shelves when I moved and the floor was definitely not clean. I am being accused of lying about this and their customer service is incredibly poor. Not happy with my experience using their services at all. In Response to the reply below: If by 'ironing out issues' you mean threatening legal action and hanging up on people then yes you handled the issue before I posted this review. I did not refuse to clean it, I accepted the payment for cleaning as I was unable to return to Birmingham in the 24 hour period I was given. Fortunately I can post pictures on this review so I can show the supposed unacceptable state I left the flat in. I understand it was a busy period when I moved in, but there was no excuse for the filthy state it was left in. The member of staff only cleaned my dirty fridge. I left the rest for a few weeks when I went home but when I came back it still wasn't cleaned so I did it myself. Please stop being so rude and lying. This is the worst customer service I have ever received.
