    We had a very disappointing experience with RentLondonFlat. After our offer was accepted, we paid the holding deposit and began the process immediately. We successfully completed the referencing checks, and with our move-in date just 12 days away, we were already making preparations to move into the flat. Without informing or consulting us, the agency accepted another offer on the same property, leaving us completely stranded at the last minute. Although they said they would return the holding deposit, the damage was already done—based on their confirmation, we had stopped our apartment search, and now we are scrambling to find a new place with very limited time. This was extremely unprofessional behaviour, showing a lack of reliability and respect for prospective tenants. I would strongly caution others to be very careful before trusting their word.

    I had an amazing experience viewing a flat with Fathy today. He was extremely professional, patient, and detailed, explaining everything about the property and the bills. I’ve never met an estate agent so responsible and dedicated! He also mentioned his manager, William, who is just as nice and will be following up with our offer. The flat itself is brand new, very nice, and only a 2-minute walk from the station. I decided to take it right after the viewing. Highly recommend!

They are really helpful throughout the process.” Edited: From the start, I was told the flat was suitable for three tenants (me, my partner, and his sibling). I even confirmed this at the viewing. Later, the agent insisted I put “cousins” as our relationship in the offer form. The landlord rejected us, saying the property was “suitable for a family.” I clarified that we are family, but then the agent said the real reason was they only wanted two tenants—something they should have confirmed with the landlord before wasting our time. To make things worse, before the process was even finished, the agent asked me to leave a good Google review mentioning him and his colleague. That’s not professional. The listing still showed “3 tenants” even after we were rejected, and I later found out the landlord had already agreed to another offer. The agent promised to find us another property but never contacted me again. Thankfully, I found another flat nearby and completed everything in 3 days—without their help. My advice: If possible, deal directly with landlords. I know it’s not always easy, but agents like this often don’t actually know (or check) what the landlord wants, which wastes time and energy. Avoid if you can.

    Avoid This Place! I recently rented a flat at 21 Aspin Lane in Manchester, and it’s been a nightmare. Initially, I was told the flat would be cleaned and repainted before I moved in. Since they didn’t have any agents in Manchester, they left the keys with security. When I arrived, I was shocked by what I found. The flat was filthy, like a public space that hadn’t been cleaned in ages. To make matters worse, they still will charge you for cleaning fees afterward! That wasn’t all—there were several issues with the flat. The shower cabin was leaking water. For 18 days, we had no lights in bathroom at all. Their contractor kept postponing, ignoring my calls and texts, and nothing got fixed yet. This company is highly irresponsible and shows zero regard for customer service. All they care about is taking your money and then abandoning you. Completely unacceptable.

    I rented a flat through them a year ago, there were already problems with the delays in countersigning the let after I’ve paid deposits. But that’s more the landlords problem. A year later, I returned the flat in October about 3 weeks earlier than my original tenancy, having agreed with the agent, Frankie, that a new tenant would move in early and I would get my 3 week pro-rated rent back. Now, a month later after I moved out, they’re not responsive to my questions on when I am getting back that overpaid rent. What’s more, they try to knock £150 off the deposit saying the flat was not clean and there’re scuff marks. I pointed out that I had already cleaned the flat better than the condition it was in when I checked in and they could look at the inventory video when I checked in to see that those marks were already there. Agent Frankie went on to call me dishonest and said that the check-in video was taken before they cleaned the flat. I mean, what’s the logic in this. Plus I showed him WhatsApp history that I arrived earlier on check-in day than the time stamp of the video. I never heard from them and am still owed the overpaid rent. To add to that, I showed the new tenant the flat without the presence of the agent; agreed to pay the full rent when I confirmed with Frankie that I will move out early and let the new tenant move in so I can get a refund of the overpaid rent later, as a gesture of goodwill. Make sure to take loads of pictures of every inch of the flat to keep a record of the state when you’re renting it if you’re renting through them!

    I stayed in a flat they managed for 5.5 years. Never met with any representative and even the advertising of the flat was dodgy (a different agency was advertising the flat at the same time and was conducting the viewings, we made an offer through that agency that was unreasonably rejected-even the agent was surprised and then we tried with RentLontondFlat and the offer was accepted). Even for check in they gave me a different time and after phone calls and emails looking for them they responded that I can find the keys at the concierge and that they had already conducted inventory report (which did not reflect the state of the flat 100% and never bothered to respond to our comments). During the tenancy in general they were ok, not that they were often needed thankfully. When the time came to move out they set up a check out appointment, to which again they never showed up and after emails and phone calls looking for them they said to leave the keys to the concierge and go. It took them 1 month to make the check out report and they fabricated all sorts of problems trying to make money out of the deposit. From cleaning to damages that were not there at the time of check out or normal wear and tear that had already been reported. Eventually I got the deposit back after 4 months following an adjudicator's decision. It's really a shame because it was such a beautiful flat that they managed. Be prepared to face ghosts and dodgy behaviour.
