This was not a hotel. It is something else. The exterior is not inviting. The manager was pleasant enough. The office was a small cupboard with a desk in it. It is dated, run down, and tired, although the rooms themselves are tidy and have tea, coffee, TV, and WiFi. The sheets and towels were clean. The mattress was very hard and not of good quality. The painting and cleaning isn't professional and is not up to a hotel standard. This definitely isn't like a lower budget hotel chain. It's not even as pleasant as a Bed and Breakfast. It's more like a half way house or bed sit. Other people are living there, and there's a kitchen area that people use to cook their meals so the halls are filled with food smells at tea time. The walls and floors are thin, you can hear everything. We did not sleep well and awoke early and left as soon as we could, exhausted for our drive back down to London. There was a shady person stood at the main doors at midnight when we got back from the concert and gave my elderly mother in law a fright. He saw us and went inside and peeked out the door, then opened it when we walked up. The poor woman did not sleep as she was so worried, even though the door to her room locked. There were good things amongst the bad, but on the balance it is not a place I would choose if I'd known. I would not stay again.

Really good experience, good double size room, nice powerful shower. The manager is nice and friendly and really helpful. The location is 30 min walk to the town centre or a 5 min uber/taxi ride. The property is a bit outdated but If your looking for reasonable cheap and cheerful place with no thrills and no high expectations AVA residence is the place.

It's basic but functional, the bathroom in my room was better than some I see in 4-5 Star hotels. However the bedrooms were quite aged and the bed was a bit hard for my liking. However I'd recommend it based on its value for money.

Stayed here for one night after the Slam Dunk music festival in Leeds City Centre. Its really close to the city but not too close. A taxi ride only took 10mins maybe a little less than that. The guy that showed us to our room was very friendly and helpful. The room was clean and homely. Beds were amazing. I've stayed in hotel chains before and the beds are like concrete, very uncomfortable but the beds at Ava were so comfortable, just right for me. The only issue I had was the noise from other guests. Apparently they also had been to the festival but were getting in from 3am until 6am so from these times I didn't get much sleep as they were quite noisy. Although the walls are quite thin so even if they were trying to be quiet I think it would have still woke me as I am a light sleeper. Other than that though really nice place. Very acceptable price too for three people for a night's stay.

More like a hostel than a hotel As mentioned in other reviews, the area is very rough, so rough that neighboring buildings have bars on their windows! Taxi drivers also sound concerned and many wont even go near the place at night. We mentioned the area to several barmen/women during our weekend who all told us it was very rough too. However, the area was just the first step towards how uncomfortable the 'hotel' made us feel. A stark, cheap looking front door leads you into a dingy and dark hallway where the manager sits in what is presumably a cupboard. Carpets are up in the corners and the whole place just feels un-kept and not welcoming. We were taken to our room by the manager, a manager who is very nice may I add! however it didn't change our gut feeling of the place. The room was what you'd expect from a hostel, cheap and thin. The mattress was barley 10cm thick and there was shopping tags in our drawers and someones shirt in the wardrobe! The walls were so thin, we could hear people going to the bathroom, running water and plugging into the walls etc. We would have persisted with the hotel and counted it as an unfortunate find but the reports of how rough the area was by barmen and taxi drivers made us feel very unsafe, combined with the hostel like room, we decided to leave within an hour or two of our arrival. We were there for a day festival and the thought of walking home late in a potentially dangerous area made the decision for us to leave. We were unable to negotiate even a partial refund and ended up paying a lot for a last minute Hilton.

Amazing! Simple rooms at a great price.. Only cost about £4 in a taxi to centre. Stayed for one night and Sonny was extremely helpful(the owner), from my original booking to me messing him around to finally arriving! If you're looking for somewhere to feel comfortable this place is ideal! Will be back in a heartbeat !
