   The room was absolutely filthy and smelled terrible. The bedsheet and pillowcase had blood and yellow stains, it was burned out with cigarette, and the walls were splashed with something, even above the bed. The floor had not been cleaned, the bed base was broken, and the bathroom curtain and shower were moldy and dirty. We left immediately and requested a refund through Booking. This place should be shut down.

   Stayed Saturday 13th September till 14th September cost £54 post so very good price but here’s the very big problems they have and need to sort out ASAP . 1. If having a shared kitchen then sink is needed and tea towels. 2. No internet so could not watch any tv from book in till leave. 3. No little bottles of shampoo and shower gel like other places do. 4. Only 2 towels couldn’t ask for more as no reception. 5. Bad floor so constant dust and all you can hear are footsteps everywhere. 6. And due to cheap thin walls could hear everyone talking . 7.mattress solid and thin pillows and thin duvet . 8. Shower after been used water would run down towards toilet After I rang about only the internet I was told I could either leave or have some back but not some back stuff in our bedroom was hanging of wall . They need to redo every room

   Beds Dirty and Moldy Shower Very Bad service and Toaster and Iron is Disgusting and unusable WiFi is Alright but password is Not in room and Is texted over not Safe for Children Cracked tiles in bathroom

   Twin room for the night beds and pillows were comfy. Good water pressure, especially for an electric shower. Quiet location with secure off-street parking. Great communication regarding entry and check in/out. Tea and coffee in the room and a communal kitchen area with fridge etc. Good value for £40 for 2 for the night

   Spent two nights at the attic room. The WiFi connection doesn’t reach it. Everything felt damp, the bathroom experience was terrible as the hand held shower pressure was poor. There was no included breakfast as advertised on booking.com, no access to kitchen or sink. The service lady was nice but the place needs a complete overhaul.

   Well! Paid for a double room and got a twin so my wife and I had to sleep separately. Went for breakfast (which was supposed to be available until 10 am) at 9.30 and all was packed away so had to go to McDonalds . No hand towels only small bath towels each in shower room no shower gel.no remote control for TV. Wifey! Well..A beautiful place, but absolutely no character! Not even a picture on a wall! Small bath towels, and no hand towel? Paper thin walls, so hardly any sleep! The bedding (and towels) smelt musky, and of nothing..not conditioned. No iron! And absolutely 'no' thank you, to staying here again!!

   very run down, on entering the door handle pulled right off the door and very musty smell on arrival to the room, one towel left in bathroom that also smelt damp/used so we couldnt use that bathroom sink had damp all over walls and hairs in the sink that weren't ours the shower mat was also mouldy all underneath and looked like a bacterial breeding ground (great if you want to pick up foot fungas or verucas!) cupboards inside were stained and had crumbs inside, freezer is also unusable as it's covered in solid ice, hairs all down the side of the bed again not ours, sofa was stained and skirting was all dusty honestly it was really grotty overall and could do with a good clean as it looks like it hadn't even been hoovered/cleaned since the last people had been in. Saw staff once while we were there so can't comment on them. Breakfast provided was basic, no jam for toast though. Bed was also very uncomfortable and you could feel the springs in the mattress, very squeaky. Definitely the worst nights sleep i've had in a while as you could also hear anyone above you who moved at any time. also sponge on sink to clean pots was mouldy and no washing up liquid? The 'Garden' is a small space with some old rattan furniture shoved in one corner full of rubbish and a skip , not a pretty sight. Overall the place is falling to bits ,doesnt look like it's been cleaned in a good while and smells funky, great if you want to catch bedbugs or a fungal infection and don't want any sleep! Definitely won’t return

   Stayed here to go to the rugby at Elland Road which was easy to get to on the bus as was the city centre and not that badly priced. The Bungalow suited our needs though there is not a lot of shelves etc to put your stuff on. I didn't find the bed or the pillows to my liking but that's personal choice. Bike was parked safely round the back. Continental breakfast is provided.

   Really good location for either Leeds City centre (7 miles) or Elland Road (about 1 mile). Ample parking too. What let's it down is it could due with a freshen up. Whilst some work appears to have been done, there's mould on the grout in the shower that really could do with sorting. We had 3 rooms and all were the same. No toiletries either, so be sure to take your own. The continental breakfast is fine, but nowhere to clean up (as no sonk), and felt wrong just leaving dirty pots everywhere. The owner wasn't there when we stayed, but was contactable by text of message.

   Clean, basic but all you need (no extras). Small step up out of room could cause trips. Continental breakfast good selection of breads etc. Downside is that butter and jam is shared amongst guests which is not very hygenic
