   If you like: Parcel theft Noisy neighbours Paper thin walls Security that don’t actually do anything Cars blaring music outside at 3am Fire doors that cause the entire structure to shake when they close Bin chutes that clog and cause unbelievable smell on the regular Dirty communal areas Key fobs that don’t ever work Residents parking on double yellows outside and blocking wheelchair access Single glazed windows that offer no thermal resistance Property managers that I wouldn’t trust to run a bath Landlords that completely ignore your existence as long as you pay rent Fire alarms at 3am Electrics that cut out weekly Lifts that take 4 years to go up 3 floors Letters strewn everywhere across the entrance Outdoor paving that’s a literal environmental hazard This is the place for you!

   I have been excited to rent his property (3 BHK) from the last 3 months but it wasn't available. I made several enquires with X1 lettings and put myself on the waiting list and jumped at every new listing opportunity to talk to them. Couple of months back when Robb was handling it, it was bearable and now it's certainly gone down the hill. Their waitlist is a joke as I never got notified when properties were available to rent. I have simply had such a terrible experience to arrange a viewing or wanting to get information about the properties that are now available as it is close to September. Unfortunately had to deal with Lois Dougherty who is a terrible Enquiries and Viewings Account Manager. Out of a dozen emails she responded to just two of them. Repeatedly calling their lettings office is of no use as Lois just doesn't want to get on the phone to talk. All her colleagues tell us that they'll pass on the message and she'll send us an email but she never does. After spending 40 minutes on the phone with her today (I insisted that I'll be on hold for as long as I can to get to talk to her) and asking her to provide information about the terrace listing I saw on rental portals, she has sent me information about X1 the gallery. She did that twice and I had to chase her to arrange for a viewing for the terrace instead. All this effort in vain as they cancelled our viewing or they inform us the last minute that the property is taken off the market. Either she is selling the properties to her friends or is very discriminating towards other renters who are keen to secure this property. We were ready to view 2BHK as well but we were told that they don't have the keys to it and cancelled the whole viewing altogether. Thank you X1 and Lois, I don't think I'll want to rent this property even if you give it to me free. She needs some lessons in etiquettes, Email 101 and should prolly get her eyes checked as she sent me multiple emails about the gallery and even a contract to sign the rental agreement! How fantastic! Maybe once upon a time the account manager dealing with Terrace was really great but not this time. If getting information about the property and viewing is such a hassle, imagine trying to secure this place to rent. Not even in my nightmares!

   My experience with X1 Lettings was amazing! Samantha Scott found me an amazing new home in just 6 days, a total of 20 email exchanges. She replied almost every email within a few minutes! Other agents told me referencing will take 2 weeks or more, Sam basically said, 'Let's get started and see how it goes'. Recommended 100%!

   Fast to respond to some issues, but very slow on others. If any issues do arise Samantha is beyond helpful! Lift breaks every few months and takes a few weeks to get fixed. The apartments have fantastic views but the kitchens are very small.

   Can’t fault X1 Lettings at all throughout the application and moving process into our new property, excellent from start to finish. Robert McGowan was very helpful when making first contact over the property answering any queries we had and helping arrange a viewing within Covid-19 guidelines as restrictions were lifted. Samantha Scott provided excellent service arranging the contracts and answering any questions we with no time at all. Made the whole process a lot less stressful and both agents have been amazing throughout the process, I couldn’t recommend them enough!!

Since then she has been very helpful in every aspect and accommodating making the move easy and our first couple of weeks in the building very comfortable.
