Do NOT consider living here. - the 2 x lifts going to all 8 floors have not been working for weeks. Getting anything fixed is an absolute nightmare as the maintenance etc is all ran by a different company. - if you value sleep, forget any form of sleep at weekends and often in the working week as camp and furnace (the building opposite) often blaze music at their events until midnight and beyond. - I was a tenant with them for 2 x years, they treated me terribly and when I tried to move into a cheaper flat (Smaller studio) as my rent went from £650 to £780 for my large studio they blocked my application as the landlord said no to my application which I highly doubt. They made no effort whatsoever regarding lowering the price, I was stuck in the contract for a further 12 months. - the building is highly unsafe, being vulnerable to significant fire safety issues due to unsafe cladding. - the building manager constantly changes, and any slight thing in the flat that breaks you have to pay to replace. The lightbulb blew in my flat, I had to pay £17 to replace. - the washing machines are awful, always faulty and so expensive. It’s a nightmare to get any money back out of that circuit laundry - minus -2 is absolutely FULL of mushroom mould. - the blinds in the room are so thin so all forms of light shine into the flat in the morning. AVOID THIS PLACE IF YOU VALUE YOUR SANITY.

Inquired about this residence for my semester abroad and put down a £300 pound deposit in 2019. At no point was I told this deposit was non refundable. When I requested to have it returned because I found cheaper tenancy elsewhere I was told they could not return it because of their "policy". Now in 2025, knowing their policy is bogus and illegal, X1 has claimed a "cleaning fee" of £300 in order to reconcile keeping my deposit with Deposit Protection Service even though I never even lived here. I am not able to fight it as I live and bank in Canada. Overall terrible experience with this company with their shady and illegal dealings. Do not rent with them under all circumstances!

Signed a contract and was ready to move in, but Jasmine called saying the current tenants refused to leave, forcing me to find another property. Despite the situation being their fault, there was no apology—just a condescending tone. I requested they find me an alternative property due to my impending move-in date. Throughout the tenancy, Jasmine’s unkind and superior attitude persisted. The building itself was poorly maintained: the lower ground was full of mould, and the hallways were littered with trash and food waste on weekends, not to mention the noise in the building. They issue entry cards that are fragile, if the card scratches even slightly, it stops working and replacing one costs £35. Despite providing three months' notice, they refused to release me from the contract early. Their staff demonstrated incompetence — when deciding upon a reposit or deposit - Jasmine claimed the reposit would cover all move-out costs within that amount (£180), but her colleague said that's not the case and requested £70 on my move out date. Communication was equally poor, with demanding emails such as: *"We’ll come for a viewing on Tuesday at 2 pm. If you don’t respond by Monday, we’ll take it as a yes."* The only time Jasmine adjusted her tone was when I mentioned I would write an official review. Avoid this agency at all costs.

I have moved here two months ago and I cannot wait for my tenancy to end. The state of this building is shocking. The attached images are just a snippet of it . Despite reporting this to the property management many times , they just seem to not care. I don’t know which is worse the smell as you walk in the building or the dirt . The management just don’t want to pay for cleaning and continue to ignore tenants concerns.

Such an unsafe building, even though there is security, packages get stolen. In fact someone from the building is being investigated by the police and the residents are not told about it. If your package or anything else is stolen, you will just be told "there is nothing we can do about it.". So, avoid. Even the security agrees that this is not a safe building. I dont think they do proper checks before letting anyone move in. They just care about the money

The accommodation is okay nice views, good size for one 2 is a push. Your manger of the property will change several times and getting anything like contract additions or parking can take great amounts of time so plan ahead. Friendly in the x1 office which is in the city center so prepare to walk if your card fails. Gym is okay and it’s free, parking is easy. Do check your room before you check in as I had friends which stayed there and the quality does vary.
