The property is clean & inviting. I slept well in the bed & enjoyed the garden that has more trees in than any other house in the road. Local access was easy & walkable. Pat is a lovely lady & great host & I extended my stay twice! Thanks Love & Peace!

First time I have stopped here. Very clean and the host Patricia was very welcoming. I initially booked one night and ended up stopping four. Very well priced and will definitely be stopping again when working in that area again.
Our staff stayed at Love and Peace Cottage for a two nights and they ended asking to extend for another three days. The place is meticulously warm, with clean rooms , bathroom and the facilities readily available plus Great break fast . But the highlight for the staff was the Manager of the place , Patricia who was described as extremely helpful, caring and understanding.
Pat Is the most loveliest kind host, always willing to help with anything you need. The accommodation was very clean and comfortable. Would definitely recommend to anyone looking to stay in the Orpington area. Thank you Pat for looking after Joshua:)
Having stayed here many times and had use of the different rooms, it's fair to say that the balance between price, comfort and location is spot on. That said, this can be said for many places - it's the owner that really makes it. Pat cannot do enough for you and it's because of this as to why you become a returning customer. You are treated like family and in a world where division is rife, it's a nice to be treated like a human and not just a paying customer.
she promised to give me my money back as I didn't stay there and 1 year later I still don't have my money back. the place was very stinky from the outside. all she does is defend herself and make peoples lives a misery
The worst hotel ever. I will never come to stay here. I woke up a little bit more late than check out time and I asked her if I can go to the bathroom and she told me no you should have gone before. Wow. She started to scream to me I don’t recommend anyone to go there. Also the bathroom very stinky
Very disappointed! Be careful you don't end up in alternative accommodation as we did. Not as advertised with the most uncomfortable beds and sub standard conditions. We had a major problem with the access to the property and Pat was impossible to get hold of. The result was we nearly missed my daughters wedding and my husband had to attend in jeans. It caused so much stress and anxiety being locked out of the property and not being able to get to necessary medication. We eventually gained access via a locksmith at 6.30pm where we picked up all our belongings and booked into another hotel . Not one Word of apology from Pat and no help from Booking.com. Dreadful experience!
