ABSOLUTELY NOT RECOMMENDED! We arrived at the hotel at 3 p.m. While it is easy to reach by bus, our room was not ready upon arrival. Instead, we were asked to wait for about 30 minutes in a lounge with several other guests. Unfortunately, the room smelled extremely strong of fresh paint or door varnish, which made the wait very unpleasant. When we finally entered our first room (room no. 3), we were shocked to discover a large mold patch on the ceiling!!!!!! We reported this immediately. While the receptionist was friendly, the responsible woman reacted annoyed, without any apology, and simply told us we would βjust get another room.β We never saw any effort made to deal with the mold issue. The second room was at least mold-free, but had several serious problems as well. The shower has almost no water pressure when using warm water, it takes a very long time to heat up, and showering properly is nearly impossible. The bed is completely worn out, the mattress feels like a hammock and causes severe back pain. On top of that, the hotel is extremely noisy!!!!!! You can hear every step, movement, and conversation from other guests. In the morning, you are woken up by loud banging when guests go downstairs for breakfast. Restful sleep is not possible!!!! We did not use the breakfast on purpose, as the condition of the rooms and the reviews we had read gave us no confidence in eating there. Conclusion: Mold in the room, unprofessional handling of complaints, terrible beds, poor shower conditions, and no peace or quiet at all. We will definitely never return and cannot recommend this hotel to anyone.

The check in process was quick and easy. I was able to check straight into my room, a couple of hours early. Unfortunately, I was given a room downstairs, under the stair case and right next to the breakfast room. This meant the stairs were load and hallway noisy until 0100 and loud voices were heard from the dining space for breakfast from 0600-1000 which was very frustrating. Without a doubt, the worst room in the hotel Iβm sure. Breakfast was described as included and the main selling point of the hotel, but unfortunately just continental. Limited to 4 items (including drink and additional butter / jam etc). Further cooked food came at a cost. Also, my second day, I was told to return as there were no tables free as I followed the instructions at the door and βwaited to be seatedβ. 3 different groups then came in and sat down by themselves, despite me standing there. When I then did the same thing after waiting 10 minutes, I was told to move. Staff were very slow to respond to requests. Location is perfect. Great restaurants and shops nearby. Walking distance to lots of tube stops.

This hotel is a valid option if you're on a budget and only in the city for a couple of days. It's in Bayswater, there are several othet hotels and nice coffee shops, bakeries and restaurants nearby. It's not too far away from the city centre and main touristic spots. As a female solo traveler I felt safe in the hotel as well as the surroundings, it's only a couple minutes walk away from the nearest bus and underground stations. The rooms were clean, and get cleaned every day, the towels get changed every 3 days. It was a quiet area and I didn't hear much noise from my neighbours either. There is a radiator in the room, and the windows can be opened. There is an unpleasant smell in the bathroom, but apart from that the facilities seem new. I haven't tried their breakfast, bur there is one available for free and you can add things as well. Their lounge is nice and they have a coffe machine there, but that's like one thing I cannpt recommend, their coffee is horrible, hot chocolate is not bad and they have tea and hot water as well. There is also water available.

A clean and tidy hotel in a nice area of London not far from Kensington Gardens and Hyde Park. Friendly staff and good breakfast choices. Modernised bathroom but room otherwise a bit bland. No tea coffee making facilities is a shame, and the TV was ancient! But otherwise it was ok, particularly as it is cheaper than most London hotels.

Stayed in a family room for 6, on the basement. Room 53. To be honest, I didn't have high hopes after reading some reviews. But I was very gladly surprised! Staff are very kind, the rooms are clean (except for the fact that I have animosity against carpets), the beds were comfortable enough, considering its not a 4*hotel. You get what you pay, in this case, in my experience, more! The breakfast was acceptable, small room, but didn't have to wait either morning, and we were 6! Freshly baked (frozen, I assume) croissants, milk, cereals, toasts... I can't say I liked the coffee though. BUT! And I can't believe I didn't see this in any review: there is a lounge in the groundfloor with a coffee/hot chocolate machine you can use for free! I recommend this small and underrated hotel 100%. One negative aspect would be the stairs being quite narrow, and no lift, but they are very open about that, after all, its a beautiful old building.

Great hotel for the price! The breakfast is included in the price and the staff is really nice. I would say the rooms are a bit small but I really can't tell since it's my first time in London.

We did not get the room that we booked because they already gave it to someone else even tho we booked it like 2 months ago. Most of the staff was nice. You donβt have a lot of choices at breakfast but the taste was ok. The rooms were dirty and are not at all like the pictures look like.

Hotel breakfast was surprisingly good, albeit with few options. Room (couple on vacation) was serviceable, with perhaps the smallest bathroom suite on the planet. They gave us an outlet adapter for free on request. No elevators, floor is all carpet so good luck to the asthmatics. Bedding was decent quality. Overall satisfied but many small annoyances. Don't book if you are staying longer than 3 nights.

Nice hotel. Really good price, clean standard rooms, great location and lovely staff. Breakfast is included in the price which is not a given in London. There are facilities to store luggage before and after check in. Enjoyed my stay and can definitely recommend.

Very nice for the price we paid. Perfectly placed in the city to be within walking distance of all the transportation and some attractions. The room is nothing more, nothing less of what was announced: it even seemed to have been refurbished recently. The bathroom of our room was completely fine in terms of size, to contrast with what other reviewers have written. The continental breakfast is good, consisting in a 4-items-per-person order. I would advise to ask for a room in one of the lower floors if you have any difficulty with stairs, as there is no elevator to help.
