    Was amazed to find a place so conveniently close to the Theatre and so many other notable landmarks. This historic building is beautiful with the rooms so well decorated. The only issue we had was in the bathroom as the shower wasn’t very powerful but was adequate for our stay. The toilet seat was a little loose as well. However, the bed was extremely comfortable, the place was clean and some lovely touches to make us feel welcome and comfortable. Slept like a baby! Perfect for our stay. Thanks so much for the nice, friendly service we received.

    When is a king not a king? When it is listed as a king-size bed and it isn't even a queen-size. I certainly wish the hotel industry would settle on a standard measurement for each bed name. Drives me nuts! So, obviously, these "king" sizes are not what an American would consider a king, or even a queen. It was two tight nights. They did list a "Super King" in one of the rooms, so maybe that is what we wanted? So, beware, nomenclature is iffy. Location Location Location - this has it in spades! Nearly anything you'd want to see in Bath is a short walk, and many things down the hill. Perfectly positioned! We got the "suite" on the second floor - which is really the third floor - and is up 4 flights of narrow stairs, which are impeded by wall mounted tables that feature coffee, tea, cups, spoons, sugar, etc. If you are so unfortunate to have luggage you MUST lift it over these impromptu tables which block the stairs. Never mind hopscotching your own body over or around it. Come thin, if you come at all. If you have anything more than a backpack, forget about this place beyond the ground floor or basement. The room itself was "cute", but a suite? Nope. It was one VERY warm & humid room, with two windows that could open to let some cool air in, but no screens, so the bugs came along with the bargain. It had a couch that could be made into a separate bed, but the table with all the coffee fixings was right in front of it, so couldn't be opened without some major moves, or, (trust me), I would have slept there to have room to roll over. There was a sitting area that had two small chairs and a small table at the foot of the bed, but that doesn't constitute a "suite" in my book. The bathroom was pretty good, but the bath shower combo was a bit high off the floor, and it takes a little leap to get back to the floor. When things are slick it's a leap of faith. Young folks can do it, but if you're older be aware. And then there is the heat... Bath is hotter than it was back when Canterbury Tales was extolling the attitudes of the Wife of Bath. It's also humid. Except for a very small fan, and a tiny heater unit that we figured out could fan with turning on the heat, there was not a breeze to be found. We rigged these fans into the windows, and pointed them at our sweat soaked bodies, took a sleep aid and some wine, some salon pas for the hurting bits, and prayed for Morpheus, who never came. Might I say, that you never see ANYONE! So if you would like some help, or a bigger fan, or more towels, or whatnot, you aren't going to get it. So I would say, if you are backpacking it, young, and love the sauna, this would be a nice choice. Or if it is winter, and bed size, and luggage are not a concern, give it a go. But for summer vacations - do your homework....

    Smack in the middle of great sites, not far from downtown as well as near the Royal Crescent and the Royal Victoria Park. You can even get the tootbus from near it, tootbus is a must as it goes to all the sightseeing locations, and the city bus comes in regular intervals, I recommend downloading their app. It is just a bit inside from The Circus. Great location, great rooms, great prices. It's a nice place to stay to relax after a hectic day of travel. Would definitely recommend it.

    The room was excellent. Comfy bed and well appointed. The bathroom was bright and clean. Lots of hot water and well stocked. Location was great, although a bit of a walk from the city center and the bus and train stations.

    Excellent place to stay in Bath! Great communication throughout, the staff were very friendly and the room was so charming - quintessentially English! Nice bathroom and a decent size. The location by The Circus and The Crescent is perfect and an easy walk to absolutely everything! We had a wonderful time in Bath - thank you! Parking is a 10 min walk away for GBP15 overnight and an easy walk.

    Really great accomodation right next to The Circus and a short distance from the centre of Bath. Couldn't be better located. The rooms we had were clean, fresh and inviting. Though no food is offered here, there are nearby cafés to take breakfast (or the Wetherspoon on a Sunday). We will certainly stay here whenever we are next in Bath.

    I believed this to be a bed and breakfast but no breakfast was provided. Apparently they haven't done breakfast since Covid began. The owner was available via phone which was free in lobby for a couple of questions we had. Very hot on upper floor. Room was clean and there were a lot of stairs to climb! Hop on hop off bus stopped just up the street...location was very good

    Just spent 2 nights here as my wife had tickets for a Michael Buble concert. I really don't think we could have got any closer if we tried to the venue which was very handy. On top of that we were very close to the lovely sites Bath has to offer. The guesthouse itself was fantastic and in keeping with the Bath Victorian charm. Our room was bright, airy and was very well equipped with drinks, soaps etc. We highly recommend this guesthouse and would happily stay here again on our return.
