I supported a family member through an extremely poor experience with Patrick James Property. At the end of the tenancy, the letting agent carried out a check-out inspection before the tenancy had legally ended, without notice or permission. Despite later acknowledging in writing that the inspection was done early, the agent still tried to make deductions from the deposit based on that invalid report. Attempts to resolve the matter directly with the agency were slow, dismissive, and ultimately stopped altogether, forcing the tenants to escalate the dispute. The issue was referred to the Tenancy Deposit Scheme (TDS), where an independent adjudicator ruled entirely in favour of the tenants, confirming that the deductions were not justified. The handling of this situation was unprofessional, unreliable, and unnecessarily stressful. Based on this experience, I would strongly advise prospective tenants to approach this agency with extreme caution and to keep detailed written records of all correspondence.

Very unprofessional and will try to take extra money at any opportunity. They advertised a price on a room which I asked for, only for them to increase it by £25 a month when they sent the contract - leaving me too late to find other arrangements due to work. I moved in to a "fully furnished property" but was missing living room furniture and heating, blinds on my window, any chest of drawers/wardrobe, bathroom mirror, locks on my door. When I asked for this to all be rectified Kayleigh responded with passive aggressive emails and told me they wouldn't get me a chest of drawers, they eventually did. (no discount for this either). it took over 2 weeks for things to arrive (the sofa also dirty) and still refused to provide any form of lock on my door). They regularly conducted viewings and had people look round for other reasons without informing us, meaning people would walk into our rooms with no notice due to us not having room locks. I was told by Courtney that the landlord expects me to leave at the end of my 6 months. When I left and told Kayleigh I had left she claimed I didn't give my months notice and was liable to another full months rent. This didn't go through as I had proof of them giving me notice - no apology from Kayleigh for trying to have me pay an extra month. In regards to getting my deposit back they claimed £100 for cleaning and £150 for redecoration. When I asked for the invoices Kayleigh took a while to get back to me, only to claim the contractors are taking too long to com back to her so she's happy to waive the redecoration fee... likely since nothing had been repainted and they had no invoice to show me. Overall a terrible experience made worse by Kayleigh trying to pressure you into paying extra for things. Don't rent with them or they will do the same to you. I have evidence of emails :)

One of the worst experiences I’ve had with a property management company. I travelled a long way for my scheduled viewing and waited about an hour outside, calling repeatedly with no response. When they finally answered, I was told the property had already been taken hours earlier — yet no one bothered to inform me by phone, email, or text. Thank you, Courtney, for nothing. Much appreciated. Completely unprofessional and a total waste of time.

I also appreciate the direct support that you have provided for our four tenants too. You run a tight ship. There is no doubt that there will be tenants that do not appreciate the quality of service that your company provides and the personal interest that you take to make sure things are right - not to mention the value for money aspect in terms of the monthly service charge - not paid by tenants but by landlords. I wish that all of our properties were so well managed!

Terrible service from the start to the finish. A lot of Google reviews are by their own employees, which is against ToS. If you can, avoid at all costs. Trust the one star review as it reflects the true opinion. Tenants are not customers for them, the landlords are. If you work with them as a tenant expect the following: -awfully slow replies as soon as you sent the holding fee (meaning you're tied to them now) -your phone number to be blocked so it ALWAYS goes straight to voice mail. Good luck if you have an emergency, particularly on a weekend -serious concerns to not be prioritised (we had no hot water for over a month) -the records to be confusing and messy, good luck if you want to end your tenancy early and have someone else take over -disputes with the deposit especially if you had any previous issues with the tenancy agreement (it took me almost two months to get mine back) -generally, overpriced property. A minor fault, but I paid 520 quid for a very small room with the boiler in it and half the drawers cut out/not working as there were pipes that went through. -months at times for replies, to the point where it becomes humiliating/you have to result in threatening with legal action Absolutely the worst experience I have had in the UK.
