Great value, well appointed self-service accommodation in a nice quiet part of Kemptown village. Access to the building and room was easy using emailed codes. The entrance, hallways, room, and bathroom were all clean and nicely furnished/decorated. Although my room was just for one person (with double bed pushed up against one wall) I really appreciated the comfy mattress, the generously sized shower room, the pretty good wifi, and the facilities for making tea and coffee. There was even a fridge, plus wine glasses. Just one thing would have improved the room; a bedside light. The sole ceiling light was very bright and too harsh for relaxing.

I have now stayed in two of there rooms and by far the best I have stayed in, beds are very comfy, big nice size rooms would recommend to anyone who asks for a good hotel to stay in.

Absolutely horrific customer services! We booked the room for my birthday, Throughout the week it took payment then said it was cancelled! On the way to we thought we best just check it’s still there! He then stated we have NO BOOKING & had taken the money from the bank and now saying he hadn’t received payment!! DO NOT USE DO NOT PAY!!!!!! We will now be going down the legal route to get the money back if it’s not back into bank this week! When my partner was talking to him on the phone he kept hanging up, because he knew he was a scammer!!

Great accomodation Location was perfect, as watched a concert on Concorde 2, easy flat walk into the town. Bed was comfy, the little touches were most welcome 100% would stay again Thank you

I stayed for one night for a course the following day. The room was right by the door which was quite noisy as others were coming and going in the evening. It was quite light overnight as light comes through the shutters and you can't close the curtains. The room was small but adequate. All the furniture and furnishings were a bit tired. The shower was nice and powerful and the bed was clean and comfy. I liked the fridge but it would be nice to have some fresh milk for tea and coffee. It was nice and close to the sea and the hospital. I think it was fairly good value for the money but I wouldn't rush to stay again. I would describe it as basic but convenient.

Great communication with the owners they kept in touch. Great location, so may cafes and bars before you even get to Brighton centre. The walk is nothing quite pleasant really. The room was lovely the bathroom was very clean as was the rooms. The fridge was great to have and the tea and coffee was just fine. One slight moan the bed was lumpy and you could feel the springs so my sleep wasnt perfect. It would have be perfect if you replace the mattress. The rest was perfect. Thank you for having us. We will definitely be back.

Great location about a 10 minute walk from the lanes. Comfy beds, well equipped, good shower. We had a fantastic stay and wish we'd booked for longer.

Good , inexpensive and clean. Nice hot drink availability and good quality, clean linen and towels. New carpets and clean room. Would stay here again. Local Egg and Spoon cafe for breakfast. You don't see any one except house keepers in the morning but that is fine.

Not bad for the price and what is was. The room we stayed in, the bed was very comfortable and a nice size, had and decoration was nice too but there were random grease/oil stains on the wall, which were a bit discomforting to see. Bathroom was fairly clean but the sink was weird, if you washed your hands or used the sink the toilet roll and the bathroom floor would get wet. A decent walk into town and to the beach, nothing horrific at all.
