We had stayed at the Kings hotel last year and were happy with the rooms, bar and lobby. Breakfast was excellent so we decided to go for a three night break. Firstly, we couldn't find the hotel as no one bothered to mention that the hotel was under new ownership and had changed the name of the hotel. Secondly , our room was fine but only one fan and their were 2 rooms. Incredibly hot and humid. Unfortunately, I couldn't manage getting into the tub so asked for a small step to make it possible. I also asked for sheets instead of the dreaded duvet which is completely innapropriate in 30 plus heat. They didn't supply us with either. The charmless manager did offer us another room but my husband did not want to change. The breakfast was awful. Warm overcoolked scrambled eggs, dried out bacon, cocktail sausages instead of regular sausages some sort of a vile mush which I couldn't figure what it was, bad coffee and watered down juice. The majority of the people working at the hotel are lovely and the bar is nice. I had hurt myself 2 days before going and was in misery and couldn't sleep nor bathe. We decided to leave after the second day but no refund was offered including the parking charge of £21 perday and the awful breakfast at £12.50. Needless to say, we won't be returning.

I have not stayed here, just stopped by for a drink sometimes. Drink prices very reasonable for a seafront location. Outside drinking next to the road, but still very pleasant and a sun trap. From what I've seen of the interior, I would assume the rooms are good. It's spotlessly clean, including the well appointed toilets. Very well worth a visit.

stayed here with a friend while visiting brighton for a show. in a great location, close to the city centre and the seafront. We had breakfast included and it was lovely. Great view from our window. The room itself was spacious and the bathroom was also large. also has a lift which was super helpful for carrying our luggage upstairs!

1) I spent 3 nights in a triple room at this hotel in mid-April. 2) Reception staff members were helpful. The triple room, facing the back of the hotel, had a strange smell. When we brought the issue to the reception, a staff followed us to check the situation immediately. She used some air freshener spray and turned on the radiator. We went out and returned a few hours later, the smell had disappeared. 3) The bed was comfortable, but the room was basic and was in fact a bit old. Please bring your own toothpaste and hair conditioner. 4) One issue: the water pressure of the shower was not high, and the temperature of the water couldn’t be lowered. So, it was fine to take a quick shower, but not convenient to wash your hair.

Nice hotel in great location. Rooms are a good size. Windows don't open much and the rooms get quite hot as heating is on and radiators was broken so couldn't turn it off. I'd say take your own towels as the ones in our room had stains on.

We stayed here for one night despite claims that this is a 4* hotel, make no mistake this is 3* and it shows. Staff are great and very much willing to help but was disappointed that our "Sea view" was more like "if you put your head out of the window and look left, you can see the sea" view. The hotel looks nice from the front but inside has a very 'hostel-type' look to it. Good for one night if you plan on spending most of your time outside the hotel

My mum, sister and I enjoyed an overnight stay in a lovely sea-view family room. The beds were comfy, the service was not bad and the location was great, especially at sunset! It's also dog-friendly, which was amazing.

A really good hotel situated right on the beachfront . I only stayed for two nights but it had everything I needed and I was very comfortable. The breakfast room was lovely with a wonderful view and the breakfast choices were very comprehensive. Well worth a visit.

We stayed 4 nights for our anniversary. Lovely smiling reception staff on arrival. Room was ideal, very clean indeed. The breakfasts were great with plenty of options. The hotel is bright, has a great atmosphere and is in a perfect location . Would highly recommend it. We'll definitely return!
