   This has been one of the most disappointing buildings I’ve ever lived in. I’ve dealt with repeated leaks on the top floor, including one in the shared area near the lifts that occurred over three months ago. The wall still hasn’t been repaired or repainted, and the hole remains exposed. The lifts are consistently unpleasant, there’s often a bad smell, and on several occasions I’ve seen dog mess or even vomit inside. Odors from the bins also travel up to my floor (14th), which should never happen in a well-maintained building. There always seems to be an alarm sounding when entering the building, adding to the sense of poor management. During a recent inspection for yet another leak, even the inspectors noted issues with the building’s construction quality. Based on my experience, I wouldn’t recommend renting here.

   I'm also a resident here, and I feel it's necessary to address the complaints about summer odors from the bin area. While indeed smells were present in the intense heat, the reviews criticizing the concierges failed to mention one crucial fact: the staff keeps that entire basement area absolutely spotless, cleaning and washing every single inch daily. Their effort is tireless. The reality I witness firsthand is that the odor is caused by tenant negligence. Despite having dozens of free brown composting bins available and a large closed bin downstairs for food waste, some residents repeatedly bag up rotting food waste and dump it into the open recycling bins instead. It's fundamentally unfair to blame the concierges for a problem that is 100% dependent on tenants following the very clear and clean waste disposal system provided.

   The building management is non existent. No one knows where anything is. The bins are in the basement and on certain days you can smell the trash in the lower flats which is infuriating and disgusting. I have cancelled my tenancy due to this horrendous smell. My upstairs neighbours keep having their ceiling flooded due to how badly this building is constructed. Constant temps posing as concierge with no clue where anything is.

   Horrible smell coming from the bins in the whole building. The concierge is completely clueless and they don't know where the proper meters are. Avoid.
