Dirty and smelly room. Mould in the room and bathroom. Towels looked awful. Reviews here say there is breakfast.... there is not. Thin doors, you could hear everything on the floor. I honestly think there are a few fake reviews here. We did not stay.

The room is neat but very small, with a tiny bathroom and little ventilation. I felt stuffy in the room, and there was no fan or anything to help with ventilation. The windows did not do justice due to their location. I ended up leaving with heat rashes. It would also be nice to have smart TVs where one can watch either Netflix or YouTube. I know it may be beyond my control, but I really didn’t like having to take a flight of stairs with my heavy suitcases to access my room. It was exhausting.

Me and my boyfriend stayed here for 3 nights. It was really nice and clean and had all the amenities you would need (shampoo, hair dryer, shower gel, mini fridge, water cooker). They made up the beds every day which was nice and emptied the bins and gave us new towels. The bed was comfy although slightly small for my 1.86m tall boyfriend. We had warm water in the shower. The location is about a 40min walk to the city centre so if you don't want to pay for the bus be prepared to get some steps in! On our last night the people upstairs were very loud until midnight and then again in the early morning so it was hard to sleep as you can hear every foostep and even some low voices talking. Other than that we had a really nice stay!

Clean room, friendly and helpful staff, modern bathroom. (although every 2 mins the shower switched to cold water phase which lasted 1 min before returning back to warm) Located far from city centre (at least 30 min walk), one should definitely consider this while planning your trip. But tbh, there's not a lot alternatives as room prices in Ireland and Northern Ireland are ridiculously high in relation to standards.

I really enjoyed staying here. The room was a perfect size, clean and had everything we needed. I would recommend bringing ear plugs if you’re a light sleeper as the walls are thin. No fault of the place, just the way it goes sometimes. They cleaned and restocked daily and all of the staff I came across were kind and cheerful. It’s an excellent location too, easy to walk or take a bus anywhere you may want to go. I will definitely stay here again next time I’m in Belfast.

TERRIBLE TREATMENT OF PAYING CUSTOMERS - we originally had a booking for two rooms for 24th September to attend a concert in Belfast. The price was £160, and the concert was then postponed so we contacted the owner to request that we could change the date to 24th June 2022. The owner agreed and said that they would reschedule our booking and reserve two rooms for us. I contacted the property at the beginning of May 2022 to confirm all was in order, and was told on the phone by Nicky “I will check and get back to you” ,she never called me back and blocked my phone number, I finally was able to contact her through chat on Google, and she tried to say I didn’t give her dates for the reschedule, but when I showed her proof (screenshots) she then back tracked and said well I only have 1 room available, myself and my friends tried to come to a compromise with Nicky by asking could we put 3 single beds in the one room and she stopped responding to me. When we arrived in Belfast, we went to the property to request our refund. We were met by a very confrontational Nicky who was nothing but rude to us, told us it wasn’t her problem and laughed in our faces. She admitted her mistake with the booking, but said she would not be refunding us our money. Totally unprofessional, rude and unacceptable. She told us to take it further with booking.com and she was not legally obliged to honour our booking. Avoid this place at all costs.

Place was clean and bed was comfortable enough. Shower would go hot and cold, but least it's there. All good standard stuff. Owners were approachable and friendly. The big issue I had with this place was the noise. The road noise was tolerable, however noise from other visitors is a big issue. The doors slam behind you, meaning that as people enter and leave their rooms..it makes quite the bang. The walls are quite thin, enough so to listen to next doors TV, and the floors are quite creaky! If your going to visit, definitely pack earplugs!
