    The state of this accommodation is a disgrace and I cried myself to sleep last night. We paid nearly £200 to stay here and told there was a kitchen that we could make food in. Last night we bought microwave meals however on entering the kitchen we found an abundance of mold. SO MUCH mold. The microwave itself has exploded at some point and is full of mold. The cupboard are full of rancid moldy food where the spores will have contaminated the plates and cutlery. There was no sponge to wash anything either. Mind this, I have asthma and mild is a really bad trigger for me and I was wheezing through the first night… huge safety hazard! The bedroom was also terrible! There was dirt on the floor, white/yellow hard stains on the green pillows (unsure if bodily fluids???), the towel has pubic hair on it! The other towel had holes in it. The mattress has stains all over it. The mattress also is of very poor quality, I have woke up ACHING as the springs dug into me all night, and we could both feel the bed frame through the mattress. There is filth all over the smoke alarm, the provided kettle has hair in it? I took a shower this morning for around 5 minutes and the ensuite is FLOODED due to poor sealant and drainage. There are also stains on the bathroom wall and the entire room smells of sewage. We have attempted to contact them with the advised number and hours but surprise nothing back…. Would STAY AWAY from here and we will be looking for a refund.

    Room was nice, was posted up in no. 10. Bathroom doesn't have a lot of room if you have a lot of accoutraments, but otherwise fine. Building was in a convienient location. There is a kitchen downstairs for guest use, but I get the impression its not maintained or cleaned often. Made the mistake of making an oven pizza when there were no knives to cut it with. Otherwise, the hotel was nice. The kitchen is likely optional for most guests.

    Place is more than adequate for a night or a couple of nights away. Room was clean, bed was comfy and WiFi reception was excellent. Security was really good also. I was pleasantly surprised.

    Based on some of the reviews we weren't expecting much, but it was such a pleasant surprise. I don't know what went wrong when some others had problems checking in, getting the code for the doors etc because it all went smooth for us. The room was clean and tidy, there were towels provided for the private bathroom. There was a kitchen and common area as well. One thing to mention though... After we got all the texts regarding check in + codes to the house and room, we got another text on WhatsApp asking to enter my card-details again, even though I had already paid. I ignored the message because it felt a bit shady. Apparently it wasn't necessary since nothing happened. Just a heads up. Otherwise great value for money.

    Honestly this place is an absolute joke. Me and my friend checked in and our initial room had not been cleaned in advance, the bed was not made, there was rubbish and takeaway boxes lying about. We phoned the number and they moved us to a different room, which we thought would be fine - no. This room had another person who was staying there’s belongings, meaning they put us into an already booked room. We phone again and the boy on the phone is clearly annoyed at us and sighs down the phone, making it appear as though we were inconveniencing him. He then moves us to a room on the top floor, which had a pungent smell as soon as we walked through the door, and the shower in the middle of the room - No privacy in room 11! the bathroom door (which only had a toilet) did not close, and the handle fell off the door. The next morning me and my friend woke up to a pigeon in the room as the window was a skylight window and was open a crack and we could not close it. Overall, this place was awful, and the boy on the phone appeared very clueless and irresponsible (as it took several calls each time to get through to him). Would spend the extra few pounds to stay ANYWHERE else. This hotel is also not disability accessible as the stairs are extremely steep and there is no elevator to go up them. The only room they show photos of is room 8 (as that was the second room we were moved to) and it is an anomaly of a room in this place. So honestly its a gamble 1/11 chance of a good room (with the risks of someone else staying in it).

    Absolutely lovely place to put your head down, staff regularly went above and beyond to see guests ok, accommodation was more than expected when considering the price. Definitely up there in terms of quality for money. Breakfast was excellent and the cook was one of the most sociable people I've ever met. Manager is as friendly as you can ask and the place is very welcoming overall. Will be visiting again soon. Keep up the good work guys

    Had a great time there everything was there that I needed and when I didn’t have something and ask I got it straight away. Breakfast was really lovely everyday and has a wide range of food to choose from. The people the run this bnb are so lovely the cook in the morning is so lovely and welcoming to you first thing everyday.

    Room facilities near non existent, room less than second rated. Too many stairs due to health problems (no lifts). Brendan (cleaner and general duties) absolute super guy, helped in any way that he could, nothing was too much for him. Breakfast cook, Theresa is a great lady, but breakfast needs to be a bit more varied. Spent 5 nights here and breakfast was the same every day!

    I don't really understand why there are so many bad reviews for this place. I paid £40per night including breakfast and for the money I paid it was excellent. I slept like a baby, the room was clean, the staff were great and the breakfast was delicious. Yes the rooms need some tlc and the floor boards are noisy. But hey ho it's an old building. I loved my stay so thank you very much

    The location is good as it is within easy walking distance of Belfast centre and locally there are plenty of places to eat and drink. The room we were in was functional with a random mix of furniture and fittings. The shower was OK, but not brilliant. The beds and linens were also ok. We didn't try breakfast as the place only scored a 3 out of 5 according to the food hygiene standard rating sticker in the window. The building is old and, as a result, doesn't have anything in the way of sound-proofing. Rooms on the front of the building benefit from road noise in addition to the sounds of other residents walking about, talking and generally going about their business. I'm a light sleeper and was woken up multiple times through the night by the sounds from other residents and people on the street outside. For the area it's a relatively cheap place to stay, but in the future I'll be looking for somewhere else and I'll expect to pay a bit more.
