   Scammers, they made me pay a holding deposit but the questioned they ask my guarantor were very invasive, they even wanted a work reference for my guarantor. They refused to give me back the holding deposit for two reasons 1- “ Withdraws from the tenancy (e.g., changes their mind after referencing).” and 2- “ Failure to take all reasonable steps to enter into the tenancy (Your guarantor has failed to proceed with referencing despite reasonable offers and timeframes, you have failed to offer an alternative guarantor).” These statements directly contradict each other, I was not made aware of this and nor I did agree to it, I am currently in contact with a solicitor to rectify the situation.

   Would usually reply but don’t appreciate being called a liar. So in response: 1) late review was due to a family tradgedy 2) we do have timed stamp photos. If the property was ready to move into why did you send the cleaners back (who had already supposedly deep cleaned it) and agree to re paint (which ended up being one coat of watery paint no ceilings or woodwork) 3) You stated the tenancy start date not us we would have loved to save a month or twos rent and move in later. 4) We weren’t aggressive with staff at any time (this seems to be a standard response to all your reviews) 5) still await the damp report no one’s seen Hopefully people will heed the reviews with the same complaints and the same old response from yourselves. If it saves one person from going through the same it’s been worth while doing. I won’t be responding to any further comments Only gave one star as zero wasn’t an option. PLEASE PARENTS AND STUDENTS AVOID AT ALL COSTS DO NOT LET YOUR CHILD RENT FROM THEM. You wouldn’t let your dog live in the properties they rent out they are filthy and mouldy and not upkept. Photos show how we found it day we moved in after a supposed deep clean. Came away in tears it was so depressing. All bins and yard also overflowing with rubbish Left by previous students and took them weeks to get them emptied so there were rats in yard. Had cheek to deduct money from deposit for an unclean oven which was in a better state than when son moved in. Scandalous I don’t know how the staff there sleep at night. Something needs to be done landlords charging a fortune and accommodation is shocking. AVOID AT ALL COSTS WORST COMPANY IVE EVER DEALT With. Read all others reviews

   I have rented for many years and always found it difficult to work with letting agents as they always seem to just want to let the property and then disappear. UK Rooms were a real breath of fresh air. Very knowledgeable team and made sure all my requests were considered so I had a nice home to move into. They are also prompt at dealing with my my maintenance requests and sent proper tradespeople rather than basic handymen. I couldn't have asked for more.

   Before moving into the property they told us that everything would be fixed and they’d get a professional cleaner in and when we got there it was clear that hadn’t been done. There was still a leak in the kitchen, draws hanging off, no heating or hot water because boiler pressure was so low which we had to fix ourselves and the place was a mess. After only living here for 6 months the boiler has had a leak which they didn’t do much about and the washer machine has broke 3 days ago and they haven’t sent anyone. The only person to look at it was the guy who was supposed to be checking the fire safety of the place which he also said was shocking. There’s also mold in every room of the house, the bathroom window is smashed which loose pieces of glass still there and a plug socket that trips the whole house when on. These people clearly couldn’t care less and if you’re thinking of renting with these people, dont. You’d be better off homeless where’s there less mold

   This is horrendous company for management. They did not comply with their own management contract. The main manager Mike is awful and has already lost multiple properties because he is so bad at his job. The entire company is a joke. AVOID AT ALL COSTS. THIS COMPANY IS HORRIBLE

   Investors beware This firm does not look after your property! Tenants cause havoc with neighbours, house is a disgrace. Management don’t care All fed up down our road, live in a nice area of south Manchester and the house is an eyesore Take a look for yourself 210 Kerscott Road M23 0GP
