I wasn't sure how this place would be after reading previous reviews. The room was lovely and comfortable. The main reception is a bit dated and dull. The only drawback was no breakfast. I was awoken at 3:45am by someone slamming their door next to us, so I wouldn't recommend this place for families. But sadly this wasn't the hotel's fault. Cheap and cheerful.

Great first time experience. If you need a simple, comfortable, and safe place to stay while you're travelling for work, then this is the spot! Gentlemen working the desk was really friendly, the room was clean and well taken care of, and it's within a great distance for food and travel. The best part was the comfy bed, never slept so well! If you're a woman travelling for work, then I can vouch for its safety. The front door is only opened by the owner or by guests with a code, and the place is clearly well monitored. Doors are heavy and bolted, and the front desk is a quick call away. Room offers a great shower, kettle (which is the most important), and space to work or eat. If you need other amenities, there's a garage right next door or a shopping centre less than 15 minutes away. Overall, I highly rate it. It's perfect for a quick stopover and, If I make it to that part of Leeds again, I know exactly where I'll be going! 5/5

For a hotel in its price range it's quite nice. A note for foreigners like myself, an "English breakfast" is a tea, not a continental breakfast which is my bad for misunderstanding. Really good if you want to got to the royal armoury museum!

I'm not fussy when it comes to cheap hotels and this place would be rated higher if not for the stink of cigarettes. Why would you run a hotel and smoke in it. Rooms clean and good size, comfy bed, good location just outside of the centre, friendly staff. Shower temp ranged from uncomfortably hot to scalding hot.

Budget is being kind. walked in the hotel, stale cigarette smell. Like really bad. Hotel was not very clean. Room was ok, but poorly kept. No food, no toiletries, shower leaked all over the floor, lights flickered on and off. Room was cold, then heating came on for an hour and it got too hot. Single glazed windows allowed the rumbling traffic to be heard easily. Staff were friendly though.

After reading some positive reviews, I can honestly say my experience wasn't positive at all. If anything, the gentleman who was there on the day seemed in a cba mood. The most horrid thing was the bed sheets which smelt like wet dog and hadn't been washed for weeks. Good luck to anyone wanting to stay there in future

We are a company and book a twin room for my colleagues for one night, not good size, they reported to us the room is poor and smell like sewage.

Overall lovely rooms and a good size.. excellent value for money. Only downside was location and the smell outside but guess not a lot they can do about that.. would recommend though as for us was ideal only being a 10min taxi ride from Elland Road..

did not even stay and still got charged! owner and 'front of house' has a a real attitude problem. kept umming and aaring everytime i spoke to express my concerns. owner said we aint a 'fraud' business clearly u are robbing people and getting yourself justified by saying 'booking.com charge us so we charge you' i had covid hence the cancellation and £70 down for that inconvenience. Thanks A Bunch - keep the money will NEVER be using this hotel again or recommending to friends or family. stopping everything from going. get some new staff

Myself and my husband stayed here for 5 nights .The staff (and the owners ) are very nice ,helpful(considering that was our first time in Leeds , we needed some guidance ,and got just what we needed !) The room was clean ,the area where the hotel is located is nice and quiet (if you’re looking for peace and quiet) .Free parking available too . Very close to the city (a 5min drive )15 min or so walk ,which I found great ! Gordon was our host , we’ve had lots of chats with him throughout the days, and left us with a good opinion about the city and it’s people .He also allowed us to stay in the building after the checkout ,before we left the city(considering it was a rainy day and we wouldn’t have gone until later in the day ) . We recommend the place ,money wise ,cleanliness ,and again ,if you’re looking for a quiet place !! We will be back for sure !!
