    The room was clean, and the caretaker was friendly, but unfortunately, there was no breakfast, but there was a good cafe up the road on Barkley Parade that did amazing breakfasts. The Grove Cafe , I highly recommend it .

    This is a very basic bed , no breakfast, hotel. However my room was clean enough, the bedding especially so. The bed itself was very comfortable and I slept well. Plenty of tea and coffee provided. Plenty of hot water for shower and sink , so long as you let it run for a few minutes first. I wouldn’t take my wife there, it’s a working mans hotel. I would use it again.

    Very dark and steep stairs, not suitable for anyone who has mobility issues. No breakfast even though the sign outside still advertises it as a B&B. Apparently, they stopped providing breakfast 2 years ago - surely enough time to get the website and sign updated!! When I booked the stay, I asked about parking and was told the car park held 5 cars on a ‘first come, first served’ basis. When we arrived we were told the car park was full with 4 cars so ended up having to leave the car on the road overnight. On the plus side, the person who booked us in was very friendly and the B&B was just down the road from the John Charles Centre.

    Couldn't stay there because it was unsafe. Steep steps, lack of handrails and poor lighting. Difficult if not impossible for a disabled person. Sadly didn't even get to the room. To call themselves a bed and breakfast. They don't even do breakfast. Would rather go camping.

    Absolutely disgusted I am disabled first off I had to walk up 3 flights of stairs the guy who checked us in wasn't helpful or friendly just was like fill in form here's key and toweIs . I sat on a bed and it broke at a knot in the wood which has seriously hurt my back which ruined my night due to the high levels of pain I was in . I have a disc issues and a degrading spine so told them asap apparently I was jumping on the bed so they tried to charge us £160 for a £50 bed frame with no conversion just try take money from my account and then when it declined demands bank details ect NEVER STAY HERE

    Very nice stay in this B&B. Unfortunately no breakfast served due to Covid-19. However great shower, comfortable beds and soft carpet flooring. The experience lived up to the price. Please ignore the negative reviews about this place: the price-quality ratio is perfect! Free gated parking included, all night entry; so suitable for clubbers. A bit of noise coming from the streets.

    Very basic but does the job for a quick and cheap stay. The staff were very welcoming and friendly. Unfortunately the room smelled as though someone had been smoking in there. The to was warm and the bed was comfortable however. We slept well enough. The decor and furnishings are clean but tired.

    I was very skeptical when i reached there. I was looking for a place to stay for few days before finalizing my apartment. The caretaker turned out to be very friendly. This was my first visit to leeds. Gave me good tips to which areas to avoid and where to do shopping. I got my breakfast on time and my room were always neat and clean. The owner was also very friendly. The room is bit small but since it was a stop gap arrangement for me it worked out fine for me. There are eating places near by, and the bus stand is just outside the gate. It was easy to commute from there. I ended up staying 3 weeks and I do not have a single complaint against them. Really good care taker and owner and the best part is it is very cheap.

    We were a little skeptical booking here but we were definitely pleasantly surprised! We found our room was big and clean, with nice smelling towels, and a decent enough en-suite. The breakfast for an extra £3 was well worth it and it was made fresh as we came down. The staff were very friendly and couldn't do enough to help! It was everything you could want in a B&B. If we ever find ourselves back in Leeds we'd definitely stay here again!
