   Awful experience. Within a month there was damp everywhere and our coats had mould on them. They were very patronising and condescending saying it was just condensation mould and had we been putting the heating on etc. The flat had damp everywhere with rising damp in the living room and the paint bubbling. It ruined some drawers my boyfriend has bought and then later on I found my pillow had turned mouldy which was quite scary. I put in a formal complaint which was not acknowledged for over two weeks and I was dismissed about the mouldy pillow which is a serious health and safety risk. The property was falsely misrepresented to us during the viewing and the listing that they used which made the property seem like it had been refurbished not long ago. They then finally told us out of “goodwill” that they agreed to let us terminate the fixed term contract and move out. This is BARE MINIMUM. They refused to offer us compensation with regards to the damage their property has done to our belongings. The most they offered was to repay us 5 days of rent which is not in any way adequate but they do not care. So much stress and worry in less than three months. And to top it off my favourite bag is covered in mould and we have been unable to get it out. So relieved to have been able to move.

The house was spotless when I moved in and clearly well-maintained, with only a few minor issues during my time there. I hightly recommend them for anyone looking for student accommodation in Leeds, especially now ive received my full deposit back, which just shows how fair and easy they are to deal with.

   I recently finished my year living in one of Aston Properties student properties, and I can honestly say it was the best student accommodation I've had during my time at university. From the moment I moved in, everything was top-notch. First of all, the house itself was amazing! It was modern, spacious, and well-maintained. The furniture was comfortable, and the kitchen was fully equipped with everything I needed, including a dishwasher (which was a lifesaver). The rooms were large, and I never once felt cramped. Plus, the location was ideal – just a short walk to university. What really stood out to me was the support from the staff. They were always super responsive whenever I had questions or needed help, whether it was about a maintenance issue or just general inquiries. The property management team were friendly, professional, and always made sure everything was running smoothly. I also really appreciated how the company took care of maintenance. Any issues were dealt with quickly and efficiently, and there was never any hassle when something needed fixing. Overall, my experience with Aston properties has been amazing.    Just moved out of my their 5 bedroom houses, and all my friends and I are so happy to say that we all got out full deposit’s back! The whole experience was smooth – no issues with the property, and they were always fair and transparent. Never had any problems, and they were really responsive whenever I needed anything. Definitely recommend them for hassle-free, reliable student accommodation!

   Don’t expect your deposit back without a fight! Agents also have no regard for the people living there as we got constantly bombarded with viewings pretty much every day, even after stressing concerns in a busy exam period. The office seemed pretty unorganised when handing keys in as they diddn’t even have files knowing who stayed there at the end of the tenancy!

   Disgusting place, I'd rather live in a cardboard box. House didn't seem too bad, but eventually we got leaks that so far aren't even fixed. Energy meters aren't even registered so we had to cancel our energy company. I eventually left the tenancy and found someone else. This agency gave me (what I thought were correct) documents to state how much deposit the new tenant would pay (200). They then lectured me down the phone stating I should use my common sense to know the deposit is 500, then swore down the phone at me, calling me rude. Additionally to causing so much mental and emotional distress, they took out 1500 pounds out of my account, even though I was no longer in the tenancy, causing me to overdraw by 1100 without an arranged direct debit. I'm also waiting for my deposit now. A warning to students, do not go to these guys, it's profit over people in their mind. Edit- we then asked them why 1600 was taken out of my account, and they gave us a pathetic excuse of "the new tenant was late on rent so we had to get the landlord his money one way or another". Absolutely ridiculous. That amount was 3 months worth of rent

   I am giving this lettings company a 1 star rating only because I cannot give it a zero. Incompetence almost to the point of negligence is all I can say in summary for this company. For starters, when I originally went for a viewing the person showing me around said that the household was going to be mixed - which turned out to be untrue. They also told me that the house was going to be professionally cleaned before we moved in - this also turned out to be untrue. In fact, cleanliness is so low on their priority list that they don’t provide a vacuum cleaner. Sorry that’s not true, you can borrow there’s if you can book in which is shared with the 10s if not 100s of properties they own/ run. The WiFi also went out of action for a week or so, which as a professional working from home is simply unacceptable. If I am paying a lettings company money for my utilities then I should expect that the WiFi will work. When I told the people at the office this, they said it was an issue with their provider (shouldn’t be my concern), and that working from home is a luxury anyway - as if they think they have any say in how their tenants work. It has been 10 working days since I gave them my bank details for a return of my deposit, and it was naive of me to think that it might have been returned on time. It’s funny, if I was to be late for a payment I’m sure they would have been breathing down my neck for it to be sent immediately, but when I called just then I was advised that the person who can handle returning deposits isn’t in until Monday, which is 4 days from now. (That isn’t the fault of the person on the phone, it is not her fault that the business is managed in this way). Although companies like this are the majority, there are definitely good lettings agents in Leeds, but Aston Properties is not one of them. Avoid at all costs.
