    Unprofessional, Rude, and a Complete Waste of Time - Avoid Dwell as a Landlord and as a Tenant I had a confirmed viewing for 15 Miles Hill View at 10:30 AM on Saturday, 1st November. The confirmation was received via text message, as evidenced in my booking. After driving 90 miles, I arrived promptly at 10:25 AM. The agent did not arrive on time. By 10:40 AM, another couple arrived, revealing Dwell's tactic of overbooking viewings to create artificial competition and panic. By 10:50 AM, with no agent in sight, I tried calling the agency multiple times—there was no answer. When the agent finally arrived, her behaviour was appalling. She immediately ignored me and focused on the other couple. When I tried to politely intervene and confirm my booking, she cut me off, became angry, and falsely claimed my booking was not confirmed. She then told me it was my fault because I "don't know how the system works," which is an unbelievable way to treat a customer with a confirmed appointment. She then escalated by accusing me of being "aggressive" and told me, "this house will never be yours." When I returned with the digital proof of my confirmed booking, she refused to look at it, threatened to call the police, and claimed she felt "victimised." This was an utterly unprofessional and negative experience. As a landlord, I would never trust Dwell with my properties. As a tenant, I would not rent from them even if they offered the best deal on the market. They wasted my time, money (90-mile round trip), and a morning. I cannot in good conscience recommend them to anyone.

    I instructed Dwell to sell my HMO property in Leeds. Not only did they secure a buyer very quickly, they achieved over the asking price. The service I received from start to finish was faultless. In particular, Elliot kept me up to speed almost on a daily basis and ensured that the sale progressed to a completion by liaising with both the buyer and the solicitors involved in the transaction.     Difficult to leave a review for, as sometime Dwell were really helpful. We had quick responses to queries and when having issues with the backdoor it was replaced quickly which is great. But from month three of a twelve month tenancy we had a heavy leak in the roof, meantime the walls surrounding the bed in our loft bedroom has streams of water leaking through and making the room damp and walls mouldy. After 2-3 months of regularly emailing and asking for repairs they sent a roofer out who patched up the small area above the bed. He told us personally that the roof was in poor condition and needed a lot of work. As the winter months came and the rain and bad weather became more regular, it became a theme to have to place buckets, pots and pans at four or more different areas of the house to catch water coming through the roof, this was leaking into the loft bedroom, landing and bathroom which were spread across the house. It was obvious the roof needed major repairs as on a rainy night we were having to get out of bed throughout the night to empty full buckets of water and save the carpet from getting damp. In addition to this we constantly emailed and received little to no response asking for the walls, which were brown from the leaks and mould from top to bottom to be repaired (as we were not allowed to paint or perform repairs ourselves due to our contract). This wasn't an aesthetic issue, it was a health risk, six months into the tenancy we had to move into the much smaller spare room as the damage was so bad that it was unsafe to stay in the room. This rendered the largest bedroom, which we chose this property for unusable for more than half of our contract. To which we were offered no repairs, discount on rent or any help at all with this. In summary. my experience with Dwell was that they ignore your problems and lack in ability to take responsibility. If they don't like your email content as its negative, they chose to ignore, or falsely promise repairs that are never delivered. When spending your money you've worked for on a property that doesn't meet living standards this is a bit of a kick in the teeth. Advice - Respond to tenants when they need your help rather than burying your head in the sand. Most of the issues we had would've been simple fixes but instead you chose to ignore them and they created more expensive, time consuming problems which I am aware took a number of months to fix after us leaving the property (I stayed in the local area after choosing not to extend the tenancy, and was unsurprised to see that they'd decided to do some patch work repairs on the problems they'd dismissed and ignored us regarding for almost nine months). Be wary when using, I don't think Dwell are a bad business, but their service towards tenants could be extremely poor at times. For reference I tenanted a terraced house through Dwell from mid 2019-2020
