   Just finished our tenancy with AE residential. As far as student houses go it had everything we needed, and Elio was a very pleasant landlord. He would deal with any maintenance issues we had without complaint, and even if sometimes they took a little longer to be sorted they weren’t cheap fixes and if any appliances were broken he would turn up with a new one. He also returned our deposits in full, which we greatly appreciated. Our house was in a very convenient location for students so overall we were happy with our time there!

   To be honest, my stay with this agent was quite pleasant, they were very helpful and looked out for me, a lot of these reviews don’t really reflect the true nature of this company, eg Elio and Katie were always very helpful and were never afraid to help and almost lenient in some cases. I truly enjoyed my stay at my property the location and neighbours all the way to landlords this company were up to par. Thanks Elio and Katie looking forward to booking another property with you guys !

   This the state of the house on the first day me and my friends moved in. They clearly didn’t even check the house since the last tenants moved out and they didn’t even meet us on the day of the move in. Even though we contacted them over and over again about it being a mess they did nothing so we had no choice but to clean up ourselves as it was disgusting to live in these conditions when they weren’t doing anything about it. When we cleaned it thoroughly and still didn’t get our full deposits back because of stupid reasons like paint coming off the walls when the rooms get damp and mould which we can’t control and they didn’t do anything about it. Had a broken radiator in one room for the whole of winter my friend got sick from how cold it was and they didn’t help.

   We were a bit skeptical after reading some of the reviews but Elio was great. He fixed any maintenance problems we had quickly and offered to help with the bin runs moving us out. He was really fair with our deposit returning all of it, would recommend to any students in Bath.

   Unfortunately AE residential have been an awful estate agents. Before moving into the property we were promised a bathroom and kitchen renovation as the property was in some disrepair, this didnt happen. Upon moving into our property there were many issues that they promised to fix, they never did, even with regular phone calls asking. We had a bathroom renovation, our two meters squared bathroom took 15 days to complete, leaving us with no shower for 12 days. When calling, leaving messages and asking builders, we were told a different EMPTY flat was being renovated to be put on the market and ours on hold. We regularly had no hot water and sometimes no water throughout the entire building affecting all flats. We had the estate agent phone us with abusive calls, demands and threatening language. We had to wait over two months for our deposit, and unfortunately had to suggest court action for them to release it from the Deposit Protection. We are not the only flat to have a bad experience, the whole building regularly discusses the estate agency's poor management. It is a shame as the property is beautiful, but unfortunately at the end of our tenancy we could not take living there much longer, similar to many others. I would recommend if you can, paying a little more for a better estate agent.

   WOULD NEVER RECOMMEND USING THIS COMPANY. Refuse to communicate unless the matter is escalated. Do not take care of the landlords or the tenants by allowing housing to fall into disrepair and not doing any work. Dealt with many rental agencies and this has been by far the worst. Manager Elio has a lot to answer for

   AE Tried to rent a flat that was not fit for living and didn’t get any of issues fixed, so the contract was never signed. They still have not sent the deposit back after more than 2 weeks, so we will be starting legal action against them. Do NOT touch this agency!

   I rented a house from AE residential in 2019/20 the house was damaged and unclean when we moved in and this was not sorted by Elio after repeated emails and phone calls which went unanswered. The house was significantly overpriced and even went up in price for the next tenants with no refurbishment or maintenance. Elio had the audacity to complain to us after we moved out that we hadn't cleaned it properly and ruined his "new" carpets even though they were a decade old at least (as seen in the Zoopla images of the house from 2009). Elio would also just walk through the front door and come into our lounge unnanounced for both month old maintenance requests and house viewings which he did not clear before hand (this is illegal as per the tenancy act 2019). Elio attempted to charge us for items in the house that were never present such as back door keys (which he specifically told us at the beginning didn't exist). Our deposit return was handled terribly by Elio and he attempted to charge us for things with no proof sent of damage and the new tenants attesting to the fact that issues he was presenting were fake. DO NOT RENT FROM AE RESIDENTIAL there are plenty of decent letting agents in bath. I would rate AE Residential zero stars if I could.

   Having been with AE Residential for 3 years I can highly recommend Elio as a landlord/estate agent. He is attentive and comes over whenever there is an issue (we had a problem with a faulty alarm and he was there within 20 minutes of calling). He is also incredibly reasonable and generous and hasn't deducted any general wear and tare costs from our deposits (as we know some student letting agencies do). Our house was of a much higher quality than most student houses and felt like a proper home due to him never allowing it to fall into disrepair. Above all Elio is a lovely man and genuinely cares about his tenants, so we have enjoyed knowing him these past 3 years!

   Good experience as a tenant with this agency. They have been friendly and helpful throughout the year, with Elio frequently checking to make sure there were no issues. House was in good condition and any problems brought up were dealt with immediately. Would definitely recommend.
