   Recently a buy to let property I own became vacant. It was a bit tired and had been earning less than it really could. I had spoken to Sam about this and we had formed rough plans, but within a day of the tenant vacating, Sam met myself and my partner on site to agree a firm plan. Less than 6 weeks later the property is on RightMove, has been refurbished as we agreed, to a tight budget and will give a return of 30% on the investment made from the new predicted rental income. Sam has project managed everything, keeping me fully informed at every step, at a really impressive pace. He was always available to discuss any ideas we had, as well as give good firm advice when necessary. I would definitely recommend Sam and the team at Kingswood Residential for managing any lettings properties that you have.

   My experience with Kingswood has truly been the full ‘soup to nuts’ journey, from buying the property, finding suitable tenants, managing maintenance and rent collection, tenancy reviews, through to a final tenant checkout and the decision to sell. All addressed professionally with a minimum of fuss. Adam was extremely helpful in my initial search for suitable properties in the Mansfield area and after purchase he oversaw any remedial work required prior to the first tenant moving in. Similarly, as I made my decision to sell, he understood my thinking and offered his support in the process. The staff at Kingswood are both friendly and diligent in dealing with day to day communications with the tenants and in keeping my involvement to a minimum - exactly what a landlord wants from their letting agent. I can thoroughly recommend Kingswood RIM as a valuable asset to private landlords.

   Kingswood were first class from start to finish. I approached them due to multiple issues with two previous management agencies (although I admit I can be quite demanding!). Chris Kingswood himself actually took the time to understand my needs and how he would address them so I signed up. Since then every communication has been brilliant. They are so responsive by email or phone. They always answer my questions. They always try to find a solution to every issue. What really amazed me is when I had to let them go because I was moving back into my flat that they had helped me rent, they continued to offer unparalleled support, even though there was nothing in it for them. Even the water company sang their praises because they had taken readings and sent them to me time stamped to make it so easy to get all my new accounts set up. These are people who pride themselves on giving the best possible service they can because they simply want to, and that's across the board. You can't ask for more. Special shout outs to Krisztina, Luke and Beth, apologies if I missed anyone out. You won't go wrong with these guys so don't hesitate to put your trust in them.

   I was lucky enough to find Chris Williams of Kingswood Residential who has helped me get started with my property rental business. I don’t know if the term Rental Property Guru is too strong, but there is not much about property and the property market that Chris doesn’t know. I would describe my relationship with Chris as a business partnership. But a partnership where you are the main benefactor. Chris will help you source, renovate and manage your properties, the kind of work you would expect to give a business partner half of your business for, but Chris will actually only charge you a fraction of your monthly rent for his service. I cannot explain or highlight enough, the value that Chris will bring to your business if you are investing in property or thinking of starting your first rental property purchase. If you are with another property management firm, try moving to Chris. If you are where I was, at the start of your property journey, definitely move to Chris. Chris is professional, knowledgeable, smart, diligent and does exactly what he says he is going to do, exactly when he says he is going to do it.

When our application wasn't approved, Janine went out of her way to contact us whenever a new flat that would suit our needs became available. She went above and beyond in every way for us, and really gave us hope we would find a place even though we didn't end up with Kingswood. I am incredibly grateful for the support we received during a time that was especially difficult for us- Kingswood will definitely be my first choice when we come to rent again.

   I have mainly liaised with Chris & Adam at Kingswood. I have found both to be friendly, hard working, efficient, professional and provide excellent customer service. They helped me to make improvements to the property & organised for it to be rented. There was an issue with the bathroom shortly after the new tenants moved in which Kingswood resolved quickly by sending a plumber to the property. There was another issue with a tenant's bedroom late on a Saturday night which was also resolved where I thought they provided excellent service.
