A perfectly positioned and managed hotel. The room was large and the bathroom facilities beautifully open-plan. It felt luxurious and great value. The breakfast was possibly the finest cooked breakfast i’ve ever eaten. The staff were friendly and welcoming. Location was a short walk from the Royal Mile and Princes Street, whilst being easily accessible by car. As fine a hotel as i’ve ever stayed in.

Upon pulling up to the hotel, you get the instant feeling of stepping back in time. This building is fantastic! From the original tiled floors in the entry way to the eclectic decor-we were blown away. The service was impeccable as was our room. We were there in September 2025 and I would defiantly stay there again. Thank you to all that made our one night stay so enjoyable and thank you for the (smoking hut) in the back! The old fashioned toilet and the walk through shower...was even more than we could of imagined. The food was wonderful and nummy w/elegance and a touch of Scottish flare. thank you for the memories. If we can come back some day, we will be staying with you.

I had the most relaxing stay at No11… I was welcomed warmly by Irine who showed me around and to where I was staying. The room was beautiful so spacious and clean. The four poster bed was hard to get out of because it was so so comfy. The bathrooms was fantastic deep bath and a walk in shower. The whole hotel was spotless and so relaxing on the lounge. Thank you for making my stay so comfortable.

This was such a nice stay. We were here for 5 days and could not have been more comfortable. The room was LARGE and the shower/tub setup was incredible. Toilet was separate from shower/tub area, love that. Decor was fun and the bed was nice. Great tea and coffee in room. LOVED that they restocked the chips and chocolates everyday. We didn’t get a chance to dine in, but we heard the breakfast was grand. Overall a great hotel in a great location. I would 10000% stay here again!

What a pleasant stay! The staff were lovely, the room was spacious, clean and well appointed, particularly the bathroom! The hotel is located a 15 minute walk away from town centre, so it's great if you don't mind a walk. It means the local area is quiet compared to staying in town centre. Would definitely stay again!

We loved our stay. Room was beautiful and breakfast was gorgeous. We had a small plumbing issue that was dealt with by staff well. One thing we found a little strange and slightly effected us, there was an automatic light in the tiny walkway between the bedroom and the bathroom. It cannot be turned off and at night it meant that any movement in that 1 square meter space, which couldn't be avoided, it lit up the whole bedroom for around 10 seconds. And then again when leaving the bathroom. Would advise the hotel look at being able to have the option of it. Otherwise we loved our stay. Thank you! X

Beautiful, comfortable rooms and delicious breakfasts. We stayed in a top floor room with walk-in wardrobe area and a huge bathroom with heated towel rails and waterfall shower; it was hard to leave! Staff members were all very friendly. It was a good location for us to walk into town. Would definitely stay here again!

My wife and I stayed at No.11 during the week for three nights. Very friendly welcome and pleasant staff were always happy to help and guide you if you were not sure what you wanted to do during the day. We had breakfast included with our stay but you can call in as a passing customer for both breakfast and evening meals, we only ate breakfast here so I can't comment on the latter. Breakfast was fab. A good selection and well presented. The room we stayed in was comfortable and clean and had all the usual facilities.

We wanted a nice quiet restaurant on a Saturday night and Google produced this place. We were not disappointed. Nice atmosphere, excellent host and service. Slightly off the beaten track the place is actually a hotel but the food was divine. Recommend the lamb and the pork. The tiramisu is divine. All home made. Decent reasonably priced wine list. Recommend

We cannot rate No. 11 highly enough, an absolute gem hidden away in a quiet corner of Edinburgh. No. 11 was both our home for several days and the venue for our wedding reception. We couldn't have been happier. Our room was spacious, well made and incredibly comfortable (particularly the bed, which was amazing). The bathroom was equally high quality. The hotel was nice and quiet during sleeping hours and easy to get around. The food was amazing, particularly during our wedding reception. We were blown away given how well priced it was. All of the staff at the hotel were friendly, helpful and attentive. We couldn't fault anything! Pay and display parking is available on the street and easy to use.
