   Beautiful ensuite rooms. Compact, but everything you need available. Teas, coffee and biscuits. Fresh milk in fridge. Microwave and toaster. Plates, bowls, cups, glasses, Cutlery, complementary toiletries. Room, exceptional clean and tidy. Fluffy towels, great shower. Perfect for a short or long stay. Bus to Nottingham . Beautiful countryside views. Great host. Easy to book and contact. We've stayed twice now and are so happy to have found such a lovely place.

   Excellent guesthouse with individual bedrooms in converted cottage outbuildings. Lovely to wake up this morning to see sheep grazing just the other side of the guest patio area. Handy to have our own personal keypad to our room (no key) and a parking space outside each room. Full independence, and yet Hope still rushed out to greet us when we first arrived to check we were okay. The room was extremely warm and welcoming, with some simple kitchen accessories such as a small fridge and microwave. Could not wish for more, and yet at such a reasonable price! And so convenient, being just under 1 mile from Junction 25 of the M1 and 15 minutes to Nottingham on the Derby Road. Perfect for us to attend a graduation ceremony at the university. Could not recommend this place highly enough

   We have stayed here a few times now and will always choose to stay here to break a long journey. The rooms are immaculate, beautifully presented and every detail thought of. A superior stay for a budget price. It's also dog friendly. Can't recommend it highly enough.

   Stayed for one night whilst visiting family in the area. Good location a few minutes from the M1. We stayed in No:1. Small room but well appointed with a comfortable King size bed, a small table and two chairs, bedside tables, TV, microwave and table top chiller. There was also tea and coffee making facilities provided. Shower room was excellent with a very nice electric shower cubicle, lavatory and sink. Towels and toiletries are provided. We had our dog with us and the patio area was enclosed and handy but is shared with the unit next door however there is a very good walking area just across the road. The proprietor has recently had an EV charger unit installed and is planning to put a couple more in. There is also an excellent dog friendly pub/restaurant, the Risley Park, a couple of minutes walk away. The accommodation owner, Hope, is on site and was friendly and helpful. All in all, a very positive experience and we would definitely stay again.

   Great accommodation just off the M1 and in a central location near to Nottingham. Quiet location and a 2 minute walk from the pub. Rooms have excellent facilities and the hosts are always on hand if required . Highly recommended

   The guest house is easy to find and we received directions and a text message with room access information before we arrived. There is space to park in front of the accommodation. The room itself is clean with a large bed, ensuite bathroom basin, shower and toilet, towels provided. The only down side was the mattress was uncomfortable. The rooms are all ground floor with access to the garden directly outside. A table and chairs on the patio and sheep grazing in the field (quite idyllic). The room has a kettle, toaster, microwave and mini fridge. Tea and coffee making facilities are provided along with crockery and cutlery. Dogs are welcome. Its a short walk to the pub (2mins) which it ideal where you can purchase food. We would stay here again.

   Stayed here the night before my wedding with my bridesmaids and the night of my wedding. Hope (the owner) could not do enough for us all, always on hand with our random requests of things we had forgotten to bring or even letting us feed the animals in the neighbouring field. Whilst we were out Hope restocked the rooms and even tidied up after the manic mess of wedding prep so we didn’t have to do it when we returned in the wee hours! Hope was fantastic. The rooms were well stocked, comfortable, warm and provided a good nights sleep. Brilliant value and service!
