    The absolute worst people to deal with when renting. They tried to scam us out of our deposit. Basically had to go above their heads and get TDS to give us our rightful money back. The agent in charge in writing told us we will be getting a full deposit back, we started the moving out process with TDS ourselves as they were terrible to communicate with and we didn’t trust the agency to do it right. Boy were we right. Legally via TDS they most make claims to the deposit within a month of the process starting. Suddenly a month later instead of returning the deposit the agent in charge looked through a report saying they will have to make claims off deposit. It was too late, new tenant was already living there too. TDS warned them of the time expiring and they should be returning in it full. They didn’t. Took almost 3 months to get our deposit back as TDS had to force them to. Thank go tenancy deposit scheme exists. Be warned if you rent with them make sure your deposit is with TDS and when you move out on that day begin the process with TDS yourself. As they will delay for months before they will start the process they should themselves. Nvm the fact that the agency and landlord didn’t do anything about massive cracks in walls in the houses on the street, some were literally structurally unsafe to live in as you could fit a pound coin in the wall. But hey as long as you fill their pockets with £1k a month rent who cares if the building falls on top of you huh? Nightmare people, terrible communication, and half the agents don’t know anything about the property you are renting. When people were viewing the house I had to tell them of amenities cause a wee young fella had no clue if the house even had a washing machine. Just over all a horrible experience.

    I dealt with Simon Brien on a house I didn’t end up purchasing but they were lovely to deal with (Susie in the North Belfast Office) so I used them to sell my own house. Susie put me in touch with Ben Wilkinson (South Belfast Office), who was in touch straight away, out to visit the next day and my house was on the market within one week. Ben was excellent - professional, efficient, solid advice and super responsive. I couldn’t have asked for a better result. Highly recommend

    To anyone considering using Simon Brien to sell your house, be aware that they will not engage with all bidders. My partner and I viewed a house where the bid was at £235k. We increased our bid to £242k because we really wanted the house. It has been two days, and we haven’t received a call back. We were curious about what happened because we bid £7k over the second highest offer. To avoid seeming too eager, we had a friend call, and it turns out the highest bid is now £245k. That’s fine; I expected we would get a call soon to outbid them (we are prepared to go to £250k). It has now been six days since our bid, and we’ve had no correspondence. I believe the highest bid is still at £245k. So, just know that if you’re selling your house, Simon Brien isn’t calling back people who increase bids by £7k and are willing to go even higher. For more context, because I know people might think there must be a reason—no estate agent would be this poor at communication—we have the Decision in Principle ready, up to £480k. We have the deposit and can afford the house. We spoke to the sellers, who confirmed that our situation (our house going on the market this week) is okay with them and wouldn’t put them off accepting our offer. So, my only conclusion is that Simon Brien is either: 1) Unable to communicate with bidders and maintain a bidding war. 2) Simply shrugged us off because we weren't sale agreed yet, even though the seller of the property expressed that it was not an issue at all. They were currently sale agreed on another house before they put their property up. I am giving 2 stars, because at least they send an email to confirm our viewing.

    Be careful with this company, they are very dodgy, we submitted the application and no reply for 3 days. When we called Lee said that the landlord was considering all the applications. We will have a reply in 24 h. It was stinking already, so I made an enquiry with a fake account and requested a viewing. There were viewings available for next week. I would not trust this letting agency.
