The hotel has a nice design. The room was clean and comfortable, especially the bed. A nice area of Brighton. Nice tea and a couple of biscuits provided. Modern TV with apps on. Self check-in. Strange smell as you enter the property. Can hear other guests outside your door, as it's more of a renovated house, but not the property's fault. Bathroom was a bit cold and I couldn't find how to turn the heated towel rack/radiator on in there but likely missed something. Room/bathroom was small but this was reflected in the price, and is typical of Brighton.

We stayed here for one night - booking into the hotel through their system was clunky- they want £25 for house keeping outside of hours - not enough tea facilities in room- scared to ask incase they send me a bill for £25 Mattress too big for the bed kept feeling like we were falling off the edge. We had a double but the frame was for a large single . Curtain hanging off the pole. Otherwise clean- location was a bit far out for us- but that’s on us:)

It’s definitely not a 4 star hotel. It’s tatty and the door frame was broken so the door appeared very flimsy. No staff on site. No breakfast option. Lumpy mattress and thin duvet. Shower was dribbly and overall the place definitely under delivered. It’s changed hands and it’s just not good. On the plus side it had clean sheets and towels but that’s about it. Wouldn’t come back.

Location is good. Check-in was simple. Prices are generally high in Brighton so I'm not sure I'd say it was good value for money. Worst thing is I booked a twin room and it was a bunk bed. Nowhere did a bunk bed show in any photos nor the description. Room size also pretty small.

Great small guest house, clean and tidy. Rooms on the small side but facilities good with lovely comfortably beds. Fantastic quirky mixed media artwork by owner around the house that I really liked. Great service and friendly staff, parking just around the corner short walk away and not to expensive considering it's Brighton. Short walk to some great little bars and restaurants, only 10 min walk to Lanes and centre.

I stay in Brighton regularly and this is my go to place. Lovely decorated rooms, very clean and comfortable. Water, fridge, biscuits and coffee in the room. Friendly family run business who are great hosts and provide a wonderful home baked and homemade breakfast. Book direct on their website for the best price and avoid those horrid online travel agents.

Fantastically friendly, accommodating and charming hosts. Fun and quirky interiors. Incredibly clean. Located moments from the seafront. Really delicious breakfasts using good ingredients. Even the coffee and tea selection in the room is well stocked and well thought out. I'd definitely stay here again when I'm next in Brighton!
