    This hotel couldn't be better located if you plan to visit the Royal Armouries. On a cold day, you'll be able to leave your jacket in your room as it's barely a minute away. For other tourist attractions, you'll need to venture into the city centre, which is 15 minutes' walk further. I found my room to be comfortable and well-appointed, but the restricted floor space means it feels cramped. Despite its many settings, the HVAC system could only heat the room to 22 degrees or higher. While the Smart TV tempts you with the ability to screencast, the TV in my room wasn't connected to the internet. The staff were particularly welcoming and attentive, seeking to compensate for the issues identified. The included breakfast was more than adequate.

    Stayed here with family for two nights at weekend in November. Excellent stay. Fantastic quiet location but within easy reach of everything. Fabulous staff and service with a smile. Only small complaint was WiFi wasn’t the best - we have teenagers!

    Great hotel - 15/20 min walk from the shops, 25 mins to the Leeds Arena (music venue). Close by the Armoury museum. Nice walk along the banks of the river into town which is safe, even at night from my experience. Hotel itself is spotlessly clean; staff lovely; great breakfast; public multi story car park next door and discounted rate of £8 for 24 hours, bargain! Will be staying here again.

    Conveniently located, very clean, spacious and comfortable. A decent business hotel for a one night stopover. Very welcoming and helpful staff, special mention to Ava at reception, so kind and engaging. A nice breakfast offering, good variation for the health conscious as well. Good value for money.

    Great location for the hotel and is very near the water taxi to the city centre. It is super easy to get to from the train station and the city centre. The room was spacious and modern in design. The TV was not smart so lacks some features. The staff were great and able to help with any issues. The breakfast was busy at peak time, although we still managed to get a table and great it is included in the price. It is walkable to the city centre along the river, only taking around 15 minutes.

    First time here and was pleasantly surprised by how well everything was run. Check in was easy and quick, room was all that you needed for a 1 night stay. Clean, neat and tidy. Had a good nights sleep and it was a bonus being able to adjust the room temperature. Breakfast was a buffet style and there was plenty of choices to suit all tastes. Parking in multi storey car park next door was not an issue. cost for 24 hours, with £5 discount, was £8. Good value. Have just booked another stay here, we liked it so much.

    Great location and value for money with breakfast included and discounted parking next door in the CityPark carpark (£8 for 24hours). Room was spotless and spacious (Double with sofa bed room) with great views over the Royal Armouries Arena. Close to restaurants and bars in Leeds Dock and a manageable walk into the city centre. Only downside was being able to hear noise from other guests in the corridor outside the room at night which kept waking us up, hence the 4 stars.

    No complaints - spotlessly clean, good shower, comfy bed, friendly staff and a good range for breakfast. Plenty of options to eat for lunch and dinner in and beside the hotel, although I didn’t try these. I was in an adjoining room, which isn’t my favourite due to noise, but fortunately my neighbour was quiet. Perfectly comfy for a working stay near the Armouries.

    Woken up by noisy revellers coming back to their rooms at 2, 3 and 4am! - on a Monday night none the less! At 4am I could hear the reception staff actually go to the room and tell 2 people to leave the hotel. I’ve stayed at almost a dozen Holiday inns and never known walls so paper thin you can hear people talking in their room the other side of the building and doors that slam shut with a loud bang! Shame as everything else was fine but definitely put off thinking of staying here ever again if it’s this hard to get a good nights rest on a weekday.
