Me and my family booked here for the Leeds Carnival and I can say it was the best thing ever the host are so welcoming, kind, and understanding people ever. The breakfast was lovely the house was lovely definitely will be booking again with them.
Could not wish for better hosts than Roy and Joanna !! I love our interesting chats and laughs!! And I very much appreciated the soft fruit for breakfast kindly thought of due to a recent throat operation Perfect set up as you have totally your own space plus electric security gates which for me is a real safety plus…..see you again soon when up to vist my family…..

Absolutely fantastic place to stay, Johanna and Roy are amazing hosts! Pure Diamonds! Couldn't be happier with our stay, top notch service and hosting. Beds were softer than my own, smart speaker in each room, charging points TVs, Wi-Fi. Games for the kids, when you stay here you live in luxury. Thanks for everything! Will defo stay again when in Leeds!
Not your typical B&B. We had 5 people staying in three stunning luxurious bedrooms and the complimentary lounge area with games for the kids and our own private bathroom, all of which were separate from the owners who live in a different part of the building. Will definitely come back in the summer when we can make more use of the barbecue and courtyard/gardens. Joanna and Roy were perfect hosts and we all chose to have the delicious smoked salmon breakfast. Can't wait to come again.
Stayed there January, from getting there to leaving was fantastic, very accommodating host nothing to much trouble. Excellent room / suite very clean. Lovely breakfast, lovely outlook and gardens. Will definately staying again
Excellent property within easy reach of Leeds City Centre, Roy and Joanna are the perfect hosts who make your stay worthwhile. We would highly recomnend the local bars and restaurants in Chapel Allerton and Uber who provide cheap and reliable taxi service into Leeds. We will definitley return.
