“★★★★★ Kipps Brighton: The Best Location for the Price—A Perfect Base. This place delivers exactly what you need for an affordable and convenient stay in Brighton. You absolutely cannot beat the location: it is right opposite the Royal Pavilion and a short, easy walk to the Lanes, the Pier, and the seafront. The rooms are clean and tidy, and the pricing offers exceptional value considering you are in the heart of the city. While it is a basic setup (more of a functional guest house than a luxury hotel), the whole place is well-maintained and provides a peaceful, comfortable space to sleep. The Real Highlights: • Prime Central Spot: Perfect for tourists—everything is walkable. • The Team: Staff are consistently friendly, welcoming, and helpful. • Great Value: Excellent price point for this location. ⚠️ Local Guide Pro Tip: This is a self-check-in facility, so be sure to have your entry codes ready before you arrive.”
“A warm and friendly welcome from three different receptionists really made our short stays at the beginning of December and on Christmas Eve 2025. Mary, Vicky and Mihaela( hope I have the spelling correctly) were amazing. We had a lovely room with a balcony, overlooking Brighton seafront, Brighton i360 and the West Pier(remains of). Our room was very large with a lovely en suite, a coffee machine, kettle and fridge with complimentary snacks and drinks. Sitting on the balcony with a cup of coffee looking at the seaside was such a treat. The breakfast room is in the style of an American diner, overlooking the seafront and serving a great range of breakfast with premium jams and spreads. Our evening meal was of a good quality, especially the pizza and haddock and chips. Bar staff were always incredibly friendly. Location is great, a very short distance to Preston Street with it's huge variety of restaurants and close to Western Road with it's amazing range of shops. I agree with Hannah about slight wear and tear, but like her, I prefer to look at the positives and there were plenty.”
“Wow ! This hotel is beautiful. They have kept all the original features and it's stunning. We'll presented modern rooms with underfloor heating. Restaurant has a great menu and the service is very attentive. Breakfast was as you would expect lots of hot and cold choices including pastries. Pool area is lovely. My only complaint about the pool is disabled access to changing rooms is difficult if you can't walk well but they do provide a disabled loo / changing room on pool level as a back up. The pool changing area is a bit dated but I'm sure they're getting to that you can see they've done a lot already. My mum loved it she wants to go back we went as a birthday treat.”
“I had the most wonderful stay at the Mercure Brighton for my friend’s hen weekend. The staff went above and beyond to look after us, and they even surprised the bride-to-be with a beautiful room upgrade, which made the weekend feel extra special. Everyone on the team was friendly, helpful, and genuinely welcoming. It was my first time in Brighton, and this hotel made it memorable from start to finish. We all felt incredibly spoilt and so well cared for. I’ll definitely be returning on my next visit. Highly recommend!”
“The most friendly and welcoming atmosphere I have ever been to stay, Ash was an excellent host, the room was comfortable and garden lovely. Very informal atmosphere, it was like staying at you best friends home and was a great location for me.”
“had a good time there , if you come to Brighton need a stay this one is for you. Also all the shops are walkable distance very neat and clean property”
“Fantastic for the price. Ok its a budget hotel or top of the line hostel. Comfortable beds. I was in a 6 bed dorm. Large toilet/shower room in the dorm not down the corridor. A big +. Shower was good, reasonably powerful and good temperature control. Extremely clean. The staff noticed my disability and moved me to a bottom bunk without me asking. There was a lift which was working well. I didn't have the breakfast. So can't comment. Location was 50 meters from both the old burnt out pier and the 360 "ride. Maybe 120m from the GRAND HOTEL”
“Very close to the coast and all amenities. 12 min walk from railway station. Usual large comfortable bed, bathroom smaller than a lot of other's I've visited but adequate. Two lifts to 8 floors.. Nice bar on ground floor where you have breakfast although a Spoons only 3 buildings away if you're on a budget.. All in all, a friendly and welcoming atmosphere, £40 a night in Brighton! Bargain..highly recommended”
“This was really good, the room, which had a single and a double was perfect for us because I had just come out of hospital and I needed to rest alone. My partner had the single and that suited her too - avoiding my tossing and turning! - but it was a lovely place and it was clean and tidy and in a great location. It was Pride weekend and we saw a good bit of the spectacle - although we didn't go there for that weekend but we ate and drank and name merry and enjoyed the sun and that was great. The staff were great and we were lucky with parking (they will sell you a 24 hrs permit). All in all a good place although it is not a b&b in the strictest terms because there is no breakfast - but that didn't bother us and we will go again!”
“My room was up on the fourth floor, which was exhausting, but the room itself was lovely. If you book via a third party app like booking.com you have to message them yourself to get your door code, as noone ever answers the phone. It's right next to the beach, perfect location!”
“We had a work conference here for 1 night. The staff were amazing and very helpful though the whole event. The rooms were spacious with lovely decor. Had a partial sea view, which was amazing to see during the day.”
“The reception staff are extremely friendly and helpful. In the early morning, the staff helped me to register my car to use the frontt carpark here. In the evening, the girl in reception helped me to find out my lost phone and sorted out my second device ti get on line.”
“I really enjoyed our stay here, and could tell that the staff put alot of effort into welcoming us. The towels were folded into flowers and all sitting on our beds. The room was in very good condition, and the beds comfy. The only downside was taking our bigger luggage bags down the narrow stairwell because there is no lift. Would absolutely reccomended staying here!”
“Ali on reception Is and was fantastic!. He was professional and very friendly and helpful. I think my room number was 316 when I encountered a problem with the use of the shower/bath he was very helpful with this helping me being later in the evening on a Saturday...Room was spotlessly clean, comfortable and quiet! I highly recommend this hotel! Thanks again Ali!...”
“We had a really good experience here in June / July, stayed for the week. Staff were nice. Room was clean enough, bathroom a bit on the smaller side and not cleaned properly. Great view and great location. Bedroom good size and the bed very comfortable.”
“Stayed here as a large group of friends, the place is under new management and therefore quite hectic at the moment, but the manager was so incredibly helpful and helped us so much with anything we needed, including extra duvets etc!! The place is old, however, so windows are a bit draughty but a heater was provided in the room and once we used that, it was very toasty!! Beautiful sea view from the room, could not recommend this enough if you’re a young group of friends with somewhere cheap needed to stay!!”
“I was this school when i was first year 7 to year 12 leave, love this school is best ever, really lovely teacher, very good learn knowledge everything, All teachers very good helpful care children if any problem short it out and lots of fun when breaktime.”
“We had a one night stay in the Owl’s Nest on our hike along the South Downs Way. A truly lovely spot to rest after a long day hiking, beautiful location, peaceful, well thought out cabin with everything we needed. Mandy and Darran were wonderful hosts and provided us with the most delicious sausages and fresh eggs for our breakfast, setting us up for our next day walking. Will definitely be back!!”
“Absolutely loved it. Peace and quiet. The "pod" has everything you need. Go for a walk to Devils dyke and you will meet some 20 to 30 friendly cows. The host was very lovely. If I will need another rest days off. Will be coming back”
“House was absolutely gorgeous. Spotlessly clean with comfortable beds and crisp bedding with all en-suite. The open plan kitchen/diner with bi-fold door was spacious and well equipped. Having such gorgeous weather all week, meant we could use the lovely garden and outdoor furniture and a great location to the beach. Highly recommend.”
“Great campsite. Only open two months of the year, but a really nice vibe. There are five campervan plots and they are a really good size. We've been to other sites where there would be twice as many squeezed in, but not here so you get a big plot. They are level too, or Plot B is, so no ramps/chocks required. The tent plots look good as well, each with their own space, and the grass is allowed to grow between plots which gives you some nice privacy. Compost toilets are really well constructed (a little draughty when it's raining and windy, but hey), and kept very clean. Small (cute) shower block, made in a farm trailer. You get a fire pit/BBQ with each plot, with logs, kindling and fire starters available to buy on site, as well as the obligatory marshmallow kit! Will & Jaz have a really great set up here. We had pretty awful weather when we went for the weekend, but we're going to really try to get back this year before they shut at the end of September. Would highly recommend, just don't book Plot B when we want it!”
“What a wonderful stay! Stayed here after going to Glyndebourne. Comfortable room and really quirky decor which gives it a rustic feel. Delicious breakfast and really warm and friendly welcome. Would definitely stay again!!”
“We had a wonderful stay. What a beautiful setting. The view was stunning and the pod was really well equipped and immaculately clean. Emma was lovely – left us to it, but was very friendly on bumping into her and I don’t doubt she’d have been very responsive if we’d have had any issues. Local area was lovely and we had a fab lunch at the Gunn Inn, a short walk away.”
“Absolutely loved this place. It's very unique, niche, quirky, punky and fun. So much detail in the room. Bar was fun, breakfast was good. Wish I could have stayed longer.”
“Location great, breakfast great, parking great (for brighton), offering permits for £15 per 24hrs (that's fairly cheap) and parking outside the b&b. Room was very cozy, the blinds couldn't be closed for some reason. The couple in the room above or next to us made a lot of 'noise', which was unfortunate. Really comfortable stay.”
“My partner and myself have just spent a week at The Hideaway, a lovely, cosy flat, fully equipped, central for shops, theatre, restaurants, just a few minutes walk from the sea front/beach yet quiet and peaceful. We were able to park on the road outside the flat (Exclusively Eastbourne supplied the parking permits) and whilst we left the car there for the duration of our holiday we noticed that there were usually spaces available. Would definitely return and recommend. (This was the third time that we've used Exclusively Eastbourne to book our accommodation and we've never been disappointed - its our 'go-to' holiday stay provider when visiting the resort. Well done guys.)”
“This is a really nice hotel, located right on Brighton's Marine Parade. Everything was within walking distance, with a bus stop right outside. The staff was very welcoming and friendly. As it is a small hotel, there were no long check-in queues and everything was handled in a very personal way. My room had the promised sea view and a view of the Brighton Pier. The hotel has been immaculately and thoughtfully refurbished. Everything you would need was available. The bed was comfortable, the shower was a rainfall shower and there was enough space in the bathroom. Breakfast was excellent, with plenty of options to choose from. The price-to-quality ratio was good. I can only recommend 'A Room With A View' and would certainly book it again when I come back to Brighton.”
“Stayed in the Willow pod, really clean, well designed. Suprising a good amount of a space for a pod. Toilets and shower was extremely clean! Tim the owner was really lovely also and stopped to talk to us before we left which was very nice. The location is beautiful, so peaceful. The perfect get away space for relaxing I will deffo come back in the future I would highly visit staying here either in the pods or if you camp, staying here. Lots to do in the nearby time and it was a great touch having leaflets inside. Thank you for a great stay! Joe and Melissa”
“We stayed at Snooze for three nights. Tony welcomed us and told us about all the places we should visit during our stay. The room looked incredible. We were in the 70s inspired room. So fun! The room was clean and offered everything we wanted. The area was quite and very close to the beach. It was a less than 15 min walk to the Lanes. There’s also a bus stop very close. They also do a collaboration for breakfast with Egg & Spoon, which you can either get delivered or enjoy in the cafe. All in all, we really loved staying at Snooze. Would recommend 10/10!”
