“It’s so easy to stay in a generic location at this price, a faceless chain where the experience meets the same stamped-out expectations gained elsewhere. Spend about the same and it’s possible to stay somewhere different and, in the case of Porteous’ Studio, it’s supporting the creative talent of two young architects. Keen to experience work which has had a lot of critical acclaim, a stay for a couple of nights enabled me to enjoy at first hand the care and detail. Carefully sourced and hand-crafted furniture and detail make this stand out from the crowd. Perfectly sized for a few days away, located very centrally off the Grassmarket, the studio was somehow a combination of welcoming and spartan at the same time. There’s no TV and little in the way of other home comforts but that’s missing the point entirely. A quiet retreat in the middle of a city is a clever thing indeed.”

“We had room 21 on the first floor that included 3x single beds and an ensuite. The beds were comfortable with additional blankets and pillows available upon request and an extra heater if needed although the central heating was mostly enough for us. There was plentiful hot water and a very good water pressure. The room was cleaned on a daily basis to a really good level. The ensuite was spacious enough for us and there is a communal toilet in the basement which is helpful and kept to a very good cleanliness level. We would definitely visit this hotel again and recommend it to others.”

“We needed a room for one night (travelled up to see Robbie Williams in concert); so we needed a room, and that was it. Didn’t need staff or a breakfast, just somewhere to sleep. And this was PERFECT. Parking is limited but we managed to bag one of the two parking spaces at the front, which was mega handy. The room was meticulously clean, seemed like it was all brand new furniture and very clean and quick thick pile carpet. Instructions to get there and get in were straight forward and easy to follow. Just pick your key up from the lockbox, let yourself into the building and then your room. The hotel was quiet (only saw one other couple while we were there), ideally placed with a bus stop across the road and very clean. Perfect place for a quick overnighter.”

“Accommodates 32 people comfortably with individual beds and a kitchen equipped to cater for everyone. Owner arranged the table to allow dining for all 32 people. Grand hall fantastic to host events when table is moved. Outside there is plenty of garden furniture. Overall clean, comfortable and a great house. Would recommend for large parties over a long weekend, hard to find a house big enough for 30+ at this price point.”

The staff here are absolutely fantastic, some of the most kind and helpful people I've ever met while staying somewhere. Thankfully there were no problems, but if there were then it's great to know that there are staff available 24/7. The room we stayed in was a family suite, it was huge, and most importantly comfortable. It was basically a full apartment. It had a nice shower room, living/dining area and a master bedroom. The living room had 2 sofa beds in so there was space for 6 people really, so for my family of 4 stay, we had ample space to be comfortable. The bedding was super clean, there were towels provided, and the pillows, they are feather and REALLY comfortable also. The location of this hotel is superb. It's next to a tram stop, bus stop, so it's easy to get to train stations, the zoo, castle, town and more within minutes. I've got to say, if/when I visit Edinburgh again, I'll certainly be staying here!”

They have fantastic prices, nice rooms all great at the Matrix. The showers were great, laundry service very professional place up to high Standard of comfort and cleanliness. 5/5 Stars”

PROS - Clean / Helpful staff / plenty of books to read / game cards / mini kitchen where you can cook your own food! / plenty of space in the bathroom. Super safe and everything is just nearby, tram bustations supermarkets restaurant etc... CONS- Some beds and mattresses need to be replaced they're just too old and used up.”

“We needed a late last minute place for the night and we came across this guest house. Zorain was very accommodating and welcoming. The room and the bathroom were both tidy and clean. Unfortunately we missed the breakfast but we were allowed to make our own toast and avocado. They provide coffee, teas and biscuits and they have a fridge, toaster, kettle and microwave too. I'd definitely stay here again.”
