“Because we were so busy touring Edinburgh and the surrounding area, we mainly used the apartment to sleep and shower. However, it was well supplied if someone wanted to cook meals and spend more time there. The location was fantastic and communication with Aileen was thorough and easy. Highly recommend!”

“We stayed at Motel One Edinburgh-Royal in The One with View room, and it was absolutely perfect. The view was breathtaking — exactly what I had hoped for when planning our trip. After arriving from London, stepping into that room instantly washed away the fatigue and made me smile. The location couldn’t have been more convenient: just steps from Waverley Station, close to the airport bus stop, and within easy walking distance of the Royal Mile and other main attractions. Whether travelling by train, bus, or plane, this hotel is ideally situated — for us, having arrived by train and flying out later, it couldn’t have been more perfect. The hotel was stylish, peaceful, and comfortable, with everything we needed for a relaxing stay. The staff were genuinely kind and welcoming, and check-in was effortless after a long journey. As a non-native speaker, I wish I could’ve expressed my gratitude to them more fully in person — they truly made our stay wonderful. I’d love to return to the same room on my next visit to Edinburgh.”

“My wife and kids were here today for a lunch my wife and I both enjoyed the Xmas menu just wow food was amazing with very fair portions and very extremely tasty high quality food I'm a big lad I'd suggest maybe 2 or 3 pigs in blankets and 2 Yorkie pudding but that's just me and have a good appetite but as I did say very fair portion for the price our servers Willie and didnt get the lady's name blonde hair very polite we couldn't have asked for better staff today keep it up folks it's not our first time here and certainly won't be our last have a great Xmas and happy new year”

“My girlfriend and I stayed at the Bala House for four nights back in mid-July meaning I am leaving this review quite late. But I am nothing more than effusive about our stay here! First, the negative (if you can call it that) it is a bit of a walk from the city center. I know that locals would likely just rely on public transportation rather than walk to and from the city center, but, given our nationality, I suppose we are just used to walking long distances since we don't have robust public transportation. Regardless, the walk to downtown is essentially a straight shot, with lots of little shops and spots to eat along the way. It's also just a short walk from Holyrood Park, meaning it's in a perfect location if you are into hiking. The surrounding neighborhood is cute and quiet. The entrance to the Bala House itself feels very safe. The room was stayed in was so spacious, and the bathroom, though somewhat small, had a shower therein with great pressure.The hosts were so kind though we did not see much of them at all during our stay--which isn't to say that someone did not stop by to clean our room a bit while we were away. The bed was large and comfortable. We loved the house! So, would we stay here again? Totally, 100%. I would probably learn a little bit more about the buses though....”

“All the reviews were a little off if you ask me. This was a fab location with everything you need super close. If you want modern comfy fresh clean and convenient then this is ace. Bed still moves but it's not going to wreck you life. Bed was comfy mattresses are pretty new. Has everything you need pots pans all the way to nice smelling soap. I'd visit again.”

“Absolutely superb place to stay, the rooms are beautifully decorated, comfortable, practical too with plenty of electrical sockets, wide choice of tv channels There is Dolly's tea room on the ground floor and a local pub over the road Only a short walk up the road is Roslyn Chapel, well worth a couple of hours to visit”

“This is the best hostel in Edinburgh. It was very good value, the vibe was spot on. Everybody friendly. Lots of artwork, very central location. The upper bunk bed was a bit squeaky, but this may be my fault as I am a bit fat.”

“Best student accommodation. Pollock Hall of Residence has one of the world’s best teams to support you 24/7. Residence Life, Community Support, Security, and the Restaurant. All done to the best.”

“I thought this was the best of all the hostels in the old town. Walk outside and you are in the grassmarket square, directly underneath the imposing Edinburgh Castle. The shower and bathroom were good, with plenty of individual bathrooms. The bed was a type of pod with enough room to sleep, hang up my shirts and sweatshirt, blanket, pillow, and convenient shelf for my belongings and to write my postcards. USB and charging port. There is a regular light and also a cool color changing light for fun! There is a sliding gate or curtain that gives you privacy, however I woke up in a pool of sweat on a cool day, so I felt I needed to keep it open a smidge so I don't suffocate. There is a vent, but a small fan would have been "cool." Felt very safe, locker for belongings. The staff, AMAZING! while they joked that they were not well taken care of by management, they took great pride in their work, and made every effort to accommodate any and all requests as I saw it. Extremely helpful and friendly when I asked directions or had questions. Available at all hours. Thank you guys for a memorable time in Edinburgh!”

“Booked for late December and had exactly the experience I hoped for. The interior design is dramatic and atmospheric without feeling gimmicky. The menu is strong, and the food delivered - the loin of Balmoral Estate red deer was excellent. Wine was great, dessert was rich but balanced, and coffee finished it perfectly. Pricey, yes, but the full experience totally justified it.”

“After not planning on a place to eat we wandered into this wonderful local establishment 2 minutes from the gig venue we were attending. As soon as we walked in it was although we had been several times. The staff were incredibly helpful, as although we hadn't booked (although I will definitely book in advance next time) they invited us to take a seat. The service was warm, quick and felt like nothing would be a problem. The menu was filled with a varied amount of dishes, each sounding better than the last. The time between ordering and receiving our starters was minimal and when the food arrived it looked as good as the menu described and tasted sublime. The staff were polite and efficient but not pushy and the food from the kitchen was well presented and tasted better than many meals I've eaten at other establishments. 5 Stars are hard to earn but absolutely deserved.”

“Fabulous place to stay Caroline is a wonderful host, very kind and friendly,we stayed in the Annex which was clean and warm, our 2 dogs loved the garden as well as meeting Millie the terrier House dog, they played well together in the lovely large gardens and didn't want to leave ..A fabulous base to explore the area , beautiful beach only five minutes away,we are already looking forward to our next visit, highly recommend, thank you. “We enjoyed a terrific break over Christmas. Caravan was immaculate and in a lovely quiet spot. The park itself looked suitably festive and the staff were thoughtful and helpful, even visiting the van to check we had enough kitchen utensils for Xmas day. Can't wait to come back. “I would definitely recommend staying at Beaverbank place to a student. First, the staff is great, they are always available and answer your questions really quickly. Second, the studio in which I was staying was in extremely good condition. There is a big desk to work, a large bed (even if i have to admit that the mattress was not really good), and a very large window for plenty of luminosity. Third, I think that the location of Beaverbank place is great. There are two supermarkets within 5 min walk, it is very calm (no traffic noise) and it is close to a lot of green spaces (pretty nice to cool down after a hard day of work). It is within 20-25 min walk from the city centre which was ok for me. Fourth, considering the quality of the studio, the staff kindness, the fact that you don't have to care about anything (bills, council tax exemption), that your parcels are collected by the receptionist and that you can collect them afterwards at any time and that there is a good internet connection, I think the rent is fair. To me, the only drawbacks were that the laundry machines are maybe a bit expensive and that you can not bring certain electric devices in the studio (the ones that use too much energy (which makes sense because the electric bill is included in your rent)). However, I guess that these drawbacks are the same in every student hall accommodation. Overall, I would really recommend living at Beaverbank place to any student.”
